Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. The one proposed small bedroom would only be 63 square feet by the dimensions shown. Code requires other habitable rooms shall have a floor area of not less than 70 square feet. Revise the floor plan to where the bedrooms are at least 70 square foot with a minimum of 7 feet in any horizontal dimension. (IRC R304.2 & R304.3) 2. Where new windows are to be installed or relocated, provide framing details with dimensions to show material type and size of headers and the re- framed opening. Specify wall thickness and R- value of new insulation for exposed wall cavities to be filled in where windows are removed. Typically existing 2 "x4" construction shall have R -15 insulation, 2x6 with R -21. 3. The plan shows hallway to bedrooms does not meet required width. The minimum width of a hallway shall be not less than 3 feet. Revise plan to show hallway width minimum 36 inches wide. (R311.6) 4. The plan shows smoke detectors correctly placed. However the current code now requires Carbon Monoxide (CO) outside of each separate sleeping area in the immediate vicinity of the bedrooms. Show two CO detectors outside the bedrooms. (R315.1) 5. Foundation plan shows 2x8 horizontal beams space about 8 feet on center. This is under sized for the span of that size lumber. Show a minimum sized beams as 4x's and the width shall be determined by the span. One option would be to place additional concrete pads, or increase the size of the beams. Revise the foundation plan to show beams supporting the floor system are sized to meet lumber spans per code. (IRC TABLE R502.5(2)) 6. Provide a detail for the concrete pads with rebar and show post connections specifying post base hardware connections to concrete pads. 1 • 7. On the foundation plan, specify post and beam lumber type with hardware connections including specifications for hardware at post base (indicated in #6 above) and post cap connections. Show beams in beam pockets with details or how beam ends are protected where they come in contact with the concrete. Any wood directly on concrete shall be pressure treated wood or non - treated wood shall have separation in a form of mineral paper or similar. The ends of wood girders entering exterior masonry or concrete walls having clearances of Less than 1/2 inch on tops, sides and ends shall have some form preservative- treated protection in accordance with AWPA U1.
