General Specifications: • Provide a safe worksite per industry codes and standards. • Provide necessary permits required for work specified below. • Maintain a clean and orderly job -site and dispose of roof related debris on a daily basis. • Provide manufactures 15 -year labor and material warranty. Re -roof Specifications: • We will sweep and remove all dirt and debris from the existing roofing • We will remove and dispose of the perimeter sheet metal coping cap, scuppers, and collector heads. • Over the wood deck we will furnish and install a 2- layers JM (Johns Manville) base sheet which will be nailed into place • Over the base sheet we will furnish and install a layer of JM APP Appex granulated modified bitumen which will be heated and fully adhered to the base sheet. • At all short parapet walls we will furnish and install new JM APP granulated APP modified bitumen base flashings which will run up the wall and across the top for a complete watertight seal. • We will furnish and install new 24 -gauge through wall scuppers and tie them in to the new roof system. • We will furnish and install new 24 -gauge pre - painted collection head boxes which we will install into the existing downspouts. • At the top of parapet walls we will furnish and install new 24 -gauge pre - painted metal coping cap complete with a standing seam detail incorporated at each joint. • At each soil pipe penetration we will furnish and install new lead pipe jacks complete with lead caps. • At each curbed penetration we will furnish and install new granulated APP modified bitumen base flashings which will be sealed and terminated at the top. • Upon completion we will remove and dispose of all job -site related debris. Total cost to perform specifications as outlined above: $81,360.00 Wood Deck Repairs: Option 1: • We will replace any damaged or dry rotted 2x6 T &G wood decking at a rate of $3.65 per lineal foot. Since this assembly weighs approximately 450 #'s per 100 square feet the city may require existing roofing to be removed or require a certification from structural engineer indicating that the existing deck construction is capable of accepting the additional weight. The JM 60 -mil PVC will only add about 100 #'s per square foot as a comparison. Exclusions: Our proposal excludes scopes other than listed above. Cobra Building Envelope Contractors shall only extend its workmanship warranty obligation if repairs are necessary due to our sole negligence. Unit pricing and change order modifications shall be mutually negotiated between Cobra Roofing Services and facilities manager.
