The balance of the office occupant load is 48 so a single exit is allowed. I have kept the other door (12) into the corridor for an employee entrance. The pathway lighting goes away as well since it is a single exit system. Sheets T -1 and T -3 were revised with flagging of rev 3. I have included two sets since you are the only reviewer. I called John Gonzalez with ICC to get an informal opinion on the exiting situation of this tenant space proposal. His comments included the following; • The proposal is creating a new tenant space and therefore needs to meet code requirements. • The corridor is part of the exit access and not the exit and therefore is included in the exit access path of travel. • The definition of common path of travel states that paths that merge are common paths of travel and therefore this tenant proposal does not have two legitimate exits. A revised exit plan is needed based on Mr. Gonzales comments and examples of similar exiting problems. Should there be questions concerning the above information please contact the Building Division at 206- 431 -3670. •7 david e architect September 6, 2012 City of Tukwila Building Division 6300 Southcenter Blvd. Suite 100 Tukwila, Washington 98188 Attn: Mr. Dave Larsen PDS Tech, Inc Re: Permit #D12 -268 Dear Dave, RECEIVED CITY OF TUKWILA CORRECTION SEP 1 0 2012 LTR# PERMIT CENTER I am in receipt of your comment letter dated August 24th, sent August 28th. I have added the occupant load of the large spaces on the exit pathway plan on sheet T -3 and lumped the other office areas for sake of clarity. I am sure you did not mean each office needed an occupant load. The total occupant load is 72 requiring two exits. The two exits are 1/3 of the max. diagonal distance to comply with 1015.2.1.2. There is a common path of travel to get to the pathway within the space which is allowed and is under the 100 If code limitation of 1014.3.1. As to the points of exit into the 1 hour corridor system existing in the space, there is nothing in the code preventing these two exit discharge points from entering the same exit corridor. And in fact, every high rise has the same types of conditions where an exit corridor is accessed by the same tenant even with multiple exits required from their space. It is no different in this building where a mid corridor tenant requiring two exits can exit into the same corridor. That is what the corridor exiting system is all about. In the commentary page 10 -107 there is an illustration similar to our condition where multiple exits enter a rated corridor. Also in the commentary regarding Section 1015, top right comment (pg 10 -107), This refers to minimum number of paths of travel an occupant is to have available to avoid fire in the occupied room or space. The existing system is for the individual space and does not apply to the corridor. Another example of two exits into a corridor is found on page 10 -11. In figure 1015.2.1 (4), describes a space requiring two exits in a corner office into a corridor. It is not acceptable because of the diagonal distance apart for the exits, but would be allowed if the doors into the corridor were of proper separation. Same is my condition. 1916 Bonair Drive S.W. Seattle, WA 98116 b12-11,0 (206) 433 -8997 fax (206) 246 -8369 B l: dkehle @dkehlearch,com • • Another example of the corridor logic, would be if you are worried about a potential fire in the corridor blocking the exit doors, that would then be true of all tenants off a corridor, single exit or not. That is just not the way the code reads. I cannot agree with your interpretation on your item 2 of the plan review. My plan does comply with the code and should be approved. By the way, the existing space was ITT and had an exit into the main building exit corridor as well as another exit door into the ITT interior corridor. There is no exterior direct egress from this space. If you have any questions, please call.
