As you know, this building, built in the mid 1970's, has a wood framed roof structure and a single built -up roofing system. In addition, the building structure appears to have performed well for over 35 years. During a recent site visit, I did not notice any building distress or roof structure movement. It is my understanding that you will be adding a new single ply membrane over the existing built -up membrane. Section 3404.3 of the 2009 ICC allows for a 5% increase in the dead Toad on the roof without requiring modification to the original structural members. By adding a single ply membrane you will be only adding 0.5 pounds per square foot to the dead load on the roof. It covers material property requirements for TPO roof sheet and includes initial and aged properties after heat and xenon -arc exposure. As stated in the scope of the standard, "the tests and property limits used to characterize the sheet are values intended to ensure minimum quality for the intended purpose." Versico's goal is to produce TPO that ensures maximum performance for the intended purpose of roofing membranes. Maximum performance requires the membrane to far exceed the requirements of ASTM D6878. For severe climates like Miami, FL and Phoenix, AZ, EXTREME testing is required.
