Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. The addition of the stairway shall require additional information with details for the plan review. Provide details for the framing of the stairway specifically identifying the existing floor framing, size of floor joist and how floor joist shall be re- supported where the stairway is constructed. Details shall be per scale and specifying all framing members with sizes. Show elevation views and provide complete dimensions for the stairway with ceiling heights /clearances etc. Identify location of any windows within the vicinity of the stairway. Identify new walls for the stairway and show framing details for the landing and how it shall be supported. Specify mechanical fasteners and joist hanging hardware. Proper sizing and upgrades to the existing floor joist framing members shall be necessary. Therefore a design professional may be required to provide the required framing details for alterations particularly to the floor joist system. 2. The stair details provided shall require some changes to meet the building codes for minimum stair risers, treads and required headroom. Minimum headroom shall be 6 feet 8 inches, and treads shall be 10 inches, maximum stair riser is 7 -3/4" inches. Revise framing details for the stair construction. 3. Provide details with specifications for the guardrails for the stairway with dimensions. 4. Note: the basic floor plan is necessary however dimensions are only necessary where the stairway is concerned.
