PERMIT CONDITIONS:
1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: All food preparation establishments must have Seattle/King County Department of Public Health sign -off prior to opening
or doing any food processing. Arrangements for final Health Department inspection shall be made by calling Seattle/King
County Department of Public Health, (206/296- 4928), at least three working days prior to desired inspection date. On

work requiring Health Department approv is the contractor's responsibility to have a siplans approved by the
agency on the job site.
7: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
8: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
9: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
10: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila
Building Department (206- 431 - 3670).
11: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
13: ** *FIRE DEPARTMENT CONDITIONS * **
14: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
15: It has been reported that the Fire Department Connection (FDC) is missing from the fireline. Ensure that the FDC is
replaced and meets the following requirements.
16: The fire department connection (FDC) shall have a downward angle bend between 22.5 and 45 degrees, with a 5 -inch Storz
fitting(s) and Knox FDC locking Storz cap. (NFPA 13- 6.8.3) (City Ordinance #2327)
17: The height of fire department connections (FDC's) shall be 36 to 48 inches above grade.
18: Fire department connections (FDC's) shall be oriented in the direction of fire apparatus access, have a 4 foot clear
space in front and to the sides of the connection, be appropriately signed, have the building address served by the FDC
stenciled vertically in 3 -inch high white numbers on a "safety red" background directly beneath the hose connection
facing the direction of vehicular access, and protected from potential vehicular damage.
19: Fire department connections (FDC's) shall be located within 50 feet of a fire hydrant.
20: The total number of fire extinguishers required for a light hazard occupancy with Class A fire hazards is calculated at
one extinguisher for each 3,000 sq. ft. of area. The extinguisher(s) should be of the "all purpose" (2A, 10 B:C) dry
chemical type. The travel distance to any extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 3 -2.1)
21: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or
brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation
instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so
that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross
weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the
floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4
inches (102 mm). (IFC 906.7 and IFC 906.9)
22: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot
be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6)
23: Extinguishers shall be located in conspicuous locations where they will be readily accessible and immediately available
for use. These locations shall be along normal paths of travel, unless the fire code official determines that the
hazard posed indicates the need for placement away from normal paths of travel. (IFC 906.5)
24: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely attached that
indicates the month and year that the inspection was performed and shall identify the company or person performing the
service. Every six years stored pressure extinguishers shall be emptied and subjected to the applicable recharge
procedures. If the required monthly and yearly inspections of the fire extinguisher(s) are not accomplished or the
inspection tag is not completed, a reputable fire extinguisher service company will be required to conduct these

required surveys. (NFPA 10, 4 -3, 4 -4)
25: Portable fire extinguishers shall be provided within a 30 -foot (9144 mm) travel distance of commercial -type cooking
equipment. Cooking equipment involving vegetable or animal oils and fats shall be protected by a Class K rated portable
extinguisher. (IFC 904.11.5)
26: Every room or space that is an assembly occupancy shall have the occupancy load of the room or space posted in a
conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an
approved legible permanent design and shall be maintained by the owner or authorized agent. (IFC 1004.3)
27: Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.
(IFC 1008.1.8.3 subsection 2.2)
28: Each door in a means of egress from an occupancy of Group A or E having an occupant load of 50 or more and any Group H
occupancy shall not be provided with latch or lock unless it is panic hardware or fire exit panic hardware on rated
fire doors. (IFC 1008.1.9)
29: Door handles, pulls, latches, locks and other operating devices on doors required to be accessible by Chapter 11 of the
International Building Code shall not require tight grasping, tight pinching or twisting of the wrist to operate. (IFC
1008.1.8.1)
30: Exit hardware and marking shall meet the requirements of the International Fire Code. (IFC Chapter 10)
31: Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress
travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress
travel is not immediately visible to the occupants. Exit sign placement shall be such that no point in an exit access
corridor is more than 100 feet (30,480 mm) or the listed viewing distance for the sign, whichever is less, from the
nearest visible exit sign. (IFC 1011.1)
32: Every exit sign and directional exit sign shall have plainly legible letters not less than 6 inches (152 mm) high with
the principal strokes of the letters not less than 0.75 inch (19.1 mm) wide. The word "EXIT" shall have letters having
a width not less than 2 inches (51 mm) wide except the letter "I ", and the minimum spacing between letters shall not be
less than 0.375 inch (9.5 mm). Signs larger than the minimum established in section 1011.5.1 of the International Fire
Code shall have letter widths, strokes and spacing in proportion to their height. The word "EXIT" shall be in high
contrast with the background and shall be clearly discernible when the exit sign illumination means is or is not
energized. If an arrow is provided as part of the exit sign, the construction shall be such that the arrow direction
cannot be readily changed. (IFC 1011.5.1)
33: Exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than 90
minutes in case of primary power loss, the sign illumination means shall be connected to an emergency power system
provided from storage batteries, unit equipment or on -site generator. (IFC 1006.1, 1006.2, 1006.3)
34: Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average of 1
foot -candle (11 lux) and a minimum at any point of 0.1 foot -candle (1 lux) measured along the path of egress at floor
level. Illumination levels shall be permitted to decline to 0.6 foot -candle (6 lux) average and a minimum at any point
of 0.06 foot -candle (0.6 lux) at the end of the emergency lighting time duration. A maximum -to- minimum illumination
uniformity ratio of 40 to 1 shall not be exceeded. (IFC 1006.4)
35: Aisles leading to required exits shall be provided from all portions of the building and the required width of the
aisles shall be unobstructed. (IFC 1013.4)
36: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating
and/or adding sprinkler heads. (IFC 901.4)
37: Sprinklers shall be installed under fixed obstructions over 4 feet (1.2 m) wide such as ducts, decks, open grate
flooring, cutting tables, shelves and overhead doors. (NFPA 13- 8.6.5.3.3)
38: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 50 heads shall have the written approval of Factory Mutual or any fire protection engineer
licensed by the State of Washington and approved by the Fire Marshal prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinlder work shall commence without approved drawings. (City Ordinance No. 2327).
39: A fire alarm system is required for this project. The fire alarm system shall meet the requirements of N.F.P.A. 72 and
City Ordinance #2328.
40: Maintain square foot coverage of detectors per manufacturer's specifications in all areas including: closets, elevator
shafts, top of stairwells, etc. (NFPA 72- 5.5.2.1)

42: An approved fire alarm system is required for this project. The fire alarm system shall meet the requirements of
N.F.P.A. 72 and the City of Tukwila Ordinance #2328.
43: Maintain fire alarm system audible /visual notification. Addition/relocation of walls or partitions may require
relocation and/or addition of audible /visual notification devices. (City Ordinance #2328)
44: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2328) (IFC
104.2)
45: An electrical permit from the City of Tukwila Building Department Permit Center (206- 431 -3670) is required for this
project.
46: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70)
47: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth
in Table No. 803.5 of the International Building Code.
48: In occupancies of Groups A, E, I and R -1 and dormitories in Group R -2, curtains, draperies, hangings and other
decorative materials suspended from walls or ceilings shall be flame resistant in accordance with NFPA 701 or be
noncombustible. Where required to be flame resistant, decorative materials shall be tested by an approved agency and
pass Test 1, as described in NFPA 701, or such materials shall be noncombustible. Reports of test results shall be
prepared m accordance with NFPA 701 and furnished to the fire code official upon request. (IFC 805.1, 805.2)
49: New and existing buildings shall have approved address numbers, building numbers or approved building identification
placed in a position that is plainly legible and visible from the street or road fronting the property. These numbers
shall contrast with their background. Address numbers shall be Arabic numbers or alphabet letters. Numbers shall be a
minimum of 4 inches (102mm) high with a minimum stroke width of 0.5 inch (12.7mm). (IFC 505.1)
50: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2327 and
#2328)
51: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

53: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
Minimum 48 hours in advance contractor shall call 206 433 -0179 to schedule a mandatory pre - construction meeting with
Public Works.
Since building was vacant forseveral years, applicant shall vacuum storm drainage catchbasins to assure proper parking
drainage. Any storm drainage deficiencies shall be corrected.Provide cleaning documentation to Mr. Dave Stuckle, Public
Works Project Inspector (206) 433 -0179.
54: Applicant shall obtain a separate Public Works Type C Construction Permit correction of backflow deficiencies on
domestic water, fire prevention and landscape irrigation lines, see notes 1, 2 and 3 on sheet T1.
55: Per Sean Roach, permit contact there will be no food preparation, however presence of an existing outside grease
interceptor shall be verified with City staff. Contractor shall contact Mr. Mike Cusick. P.E., PW Senior Sewer Engineer
at (206) 431 -2441 to witness field verification.
56: Public Works shall not do final sign -off until of this TI permit until Public Works permit for backflow(s) installation
is finaled.

In reviewing our current records, the above noted permit has not received a final inspection by the City of Tukwila Building
Division. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and /or the National
Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and
become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date
of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has
begun for a period of 180 days. Your permit will expire on 07/13/2013.
Based on the above, you are hereby advised to:
1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection.
Each inspection creates a new 180 day period, provided the inspection shows progress.

2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is due to
expire. Address your extension request to the Building Official and state your reason(s) for the need to extend
your permit.
The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your

In the event you do not call for an inspection and/or receive an extension prior to 07/13/2013, your permit will become null
and void and any further work on the project will require a new permit and associated fees.

This is Sean Roach, one of the partners of Cathedral Event Center, located at 16401 West Valley Hwy, Tukwila,
WA. 98188.
Here are the answers to questions #1 and #2. I understand that with these answers, we will be able to get our building
permit, which will be great as we are excited to move forward.

The planned business operations are to be an event center and concert venue. We will rent the space for live music,
corporate events, weddings, receptions, etc. Because we need to go out and market the space to individuals and
businesses, it is hard to give you a frequency, but we are hoping to be as busy as possible. Hopefully we will have several
events during the weekdays and concerts during the weekend nights. We are looking to have mostly temporary employees
for events with 1 or 2 managers. There will be no open business hours per se, since we are open by appointment, and the
employees will work during those times. I am not sure what the capacity will be after the new permitting, I believe it says
that on the plans.

The plans that we received from the landlord show a grease interceptor on them in the southwestern corner of the
building, so my assumption is that since it was a restaurant previously, it must be there. The original building plans for
the location must have them as well, which I'm hoping the City has record of. We do not have any maintenance or
pumping records as we have no relation to the former tenant, but I will email the landlord and see if they (the Desimone
Trust) has anything.
Please let me know if that satisfies your questions. If not, I will do my best to provide whatever else you need.

1) Please provide a brief narrative describing the nature of business operations and
schedule /frequency of proposed business events and activities so Public Works can determine
traffic impacts and assess a traffic impact fee, if applicable. Please include number of employees,
business hours, work hours of employees, banquet hall capacity, etc.
2) The City requires grease interceptors on all buildings where food preparation occurs and at
locations determined by the Public Works Director as necessary for the proper handling of liquid
wastes. If one exists please submit maintenance and pumping records. If none exists a new one
shall be installed. Proposed grease interceptors shall have a three compartment, double baffle tank
sized per Uniform Plumbing Code, Appendix H. Refer to attached City of Tukwila Detail SS -14.
3) Since the building was vacant for several years, existing catch basins in the parking lot shall be
vacuumed and re- grouted to assure proper function of existing storm drainage system and prevent
parking lot flooding.
4) The City has determined that the building has deficiencies on the domestic water, fire prevention
and irrigation lines.
a) Domestic Water
A Reduced Pressure Principle Assembly (RPPA), previously called a Reduced Pressure
Backflow Assembly (RPBA), shall be installed immediately downstream of the existing 2"
permanent water meter. Installation at another location requires the Public Works Director's
approval. The RPPA shall be installed in a Hot Box/Hot Rock or equal freeze protection
enclosure anchored to a minimum 4" thick concrete pad. Public Works strongly recommends
a power supply be provided for the freeze protection enclosure.
On your site plan, please show the property line(s), street name, North arrow, building
location, and size of existing permanent water meter and proposed RPPA. Show
manufacturer name and backflow model number. Submit RPPA cut sheet and circle backflow
to be installed.

b) Fire Prevention
There is an existing 6" Detector Double Check Valve Assembly (DCVA) on the fire line;
however, Public Works has not received required annual backflow test reports since 2000.
Fire Department Connection (FDC) has been removed recently. Not sure if it was stolen for
scrap metal or if it was removed for replacement. FDC shall have a Storz Knox Lock Box
installed. Contact the Tukwila Fire Department at (206) 575 -4404 for ordering information.
Tamper switches need to be installed on the fire line isolation valves.
c) Landscape Irrigation
There is a Double Check Valve Assembly on the irrigation system connection; however,
Public Works has never received required annual backflow test reports. There is an existing
sewer deduct meter that is not compatible with the AMR meter reading system. A SENSUS
meter and radio needs to be installed if the owner wants to continue to get sewer deduction for
irrigation water usage.
If you need assistance locating backflow deficiencies in the field, please contact Mr. Todd
Reedy, Water Department Operations Foreman at (206) 571 -6309.

5) Four (4) sets of site plans prepared by a WA State licensed professional engineer shall be
submitted together with grease interceptor sizing calculations. Plan shall show location of grease
interceptor, existing domestic water meter, sewer deduct meter to be replaced with SENSUS
meter, existing irrigation Double Check Valve Assembly (DCVA) to be tested, proposed RPPA,
existing fire DDCVA, FDC with Knox Lock Box to be added, and existing storm drainage catch
basins.
6) Please submit a construction cost estimate for utilities site work. See attached Public Works

In accordance with Washington State Department of Health guidelines for Group A Public Water
Systems, Public Works has implemented a cross - connection control program to protect the public water
system from contamination via cross - connection. Since this project includes alterations to the existing
plumbing system, the entire plumbing system must be brought up to the current standards as set forth in
the Uniform Plumbing Code, including installation of approved backflow prevention on domestic water,
fire prevention and irrigation line. The City has determined that the subject building has deficiencies on

for a separate Public Works Type C Construction Permit. Installation plans consisting of a schematic'that

property line(s), building perimeter and existing domestic water meter, shall besubniitted together with a
construction cost estimate for items a, b and c. For a Type C permit, Public Works collects a base
application and plan review fee ($250.00 plus 2.5% of construction cost for RPPA, FDC, sewer deduct
meter installations and backflow testing). An additional 2.5% of the subject construction cost will be
assessed at the time of permit issuance.
I have enclosed Development Bulletins A9 and C5, which spells out design and installation requirements

permit fees.

Regarding the old Barnaby's Restaurant at 16401 W. Valley Hwy:
- No RPPA installed on 2" domestic service for premise isolation.
-There is a 6" DCVA on fireline, however we have not received a test report for it since 2000. They have
been notified every year about the need to test it.
- The FDC has been removed recently. Not sure if it was stolen for scrap metal or if it was removed for
replacement. I informed the fire department. Needs to have a Storz adapter installed.
- No tamper switches on the fireline isolation valves.
- There is a DCVA on irrigation system connection, however we have never received a test report for it.
- There is a sewer deduct meter on irrigation, however it is not compatible with our AMR meter reading

GENERAL REQUIREMENTS
GENERAL:
All phases of this work shall conform to the minimum standards of all applicable codes,
however, where the drawings and /or specifications are more stringent, they shall govem.
For drawings that are indicated to contain limited information as required to obtain a
building permit, see Drawing Notes for additional requirements for Owner /Contractor design
responsibilities.
Provide anchorage of all fixtures and equipment as required by applicable codes.
The following General Requirements are portions of selected Code Requirements
and do not represent all applicable requirements for the project. See Structural
Notes on Structural Drawings for Structural General Requirements. Refer to
applicable Codes for more detailed information and additional requirements.
HAZARDOUS MATERIALS
Contractor shall comply with all Laws and Regulations regarding the discovery, handling,
removal, and dean -up of any hazardous material affected by the work.
FIRE RESISTIVE MATERIALS AND CONSTRUCTION:
All fire resistant construction shall comply with Chapter 7, IBC..
Fire Walls per section 706 IBC
Fire Barriers per section 707 IBC
Enclose all Shafts per Section 708 IBC
Fire Partitions shall be constructed per Section 709 IBC
Smoke Barriers shall comply with Section 710.

FIRE PROTECTION SYSTEM:
Fire protection system shall comply with Chapter 9 IBC. And Tukwila Fire Department
requirements.
An automatic sprinkler system shall be provided per WAC 903.2.1.6
DRAWING NOTES
1. Prior to commen the work, the contractor shall carefully study and
compare the contract documents and shalt at once report to the architect any
error, inconsistency or omission he may discover. Further, the contractor shall
examine the premises and conditions affecting the work and shall compare
them to the conditions as represented in the contract documents. Verify all
dimensions. Should conflicts or inconsistencies between the actual conditions
and the contract documents be noted, the contractor shall immediately notify
the architect. Do not proceed with any work involving a discrepancy before
receiving clarification from the architect.
2. The contractor represents that he has examined the contract documents in
detail and has determined that they are sufficient, adequate and satisfactory
for the completion of the work in accordance with the contract requirements.
3. The drawings and specifications are to be considered as complementary and
all work necessary for the execution of the work as shown on the drawings
and not described in the specifications, and all work described in the
specifications and not shown on the drawings, or any work which is obviously
necessary to complete the work within the limits established by the drawings
and the specifications, shall be considered as part of the contract and shall be
executed by the contractor without extra compensation in the same manner
and with the same character of material as other portions of the contract.
4. Dimensions on drawings are shown to face of masonry, concrete, or to face of
studs unless otherwise noted (U.N.O.)
5. Do not scale drawings, use written dimensions. Where none are given, obtain
clarification from architect prior to proceeding with the work.
6. Specific details and notes on the drawings shall take precedence over typical
details and general notes.
7. Drawings indicate general and typical details of construction, where conditions
are not specifically indicated but are similar in character to details shown,
similar details of construction shall be used, subject to approval of the
architect. Where specific dimensions, details or design intent cannot be
determined, obtain clarification from the architect before proceeding with the
work.
8. Prior to commencing any work, verify and coordinate dimensions and the
clearances required for all products, materials, and equipment whether
provided by the contractor or furnished by owner and installed by contractor.
9. These drawings contain a limited amount of information as required to obtain a
building permit. As a result, many portions of the project are design/build in
nature. Therefore, the owner/contractor is responsible for the appropriate
selection of the products and materials and design of details where none are
specified. Design build work includes but is not limited to most products and
material selections and detailing, electrical systems, plumbing systems,
heating and ventilation systems, fixtures and equipment. The owner /contractor
is also responsible for obtaining the additional information required to execute
the work properly including but not limited to: recommendations and
specifications from product manufacturers, industry quality standards, and
applicable code standards.
10. The owner/contractor are solely responsible for interpreting the contract
documents and observing the work of the contractor to discover, correct or
mitigate errors, inconsistencies, or omissions. The architect shall not be
responsible for any deviations from the contract documents.
EXITING AND EXIT COMPONENTS:
All exits and components shall comply with chapter 10 IBC
Means of egress shall have a ceiling height of not less than 7' -6" per 1003.2
Objects may protrude per 1003.3
Stair headroom per 1009.2
Door height per 1008.1.1
The walking surface of means of egress shall have a slip resistant surface and be securely
attached.
Elevation change in the means of egress require sloped surfaces per section 1003.5
Conform to the minimum required egress width per section 1005.1
Means of egress shall be illuminated per Section 1006. The minimum light level shall be 1
foot- candle at the walking surface.
Exit stairways shall comply with section 1007.3 IBC
All Doors, Gates and Turnstiles shall comply with Section 1008.
All doors shall provide a dear width of not less than 32" per 1008.1.1.
Doors shall swing in the direction of travel when serving an occupant load of 50 or more
persons.
All doors shall be readily openable from the egress side without the use of a key or any
special knowledge or effort.
Door handles, pulls, latches, locks, and other operating devices shall be mounted 34" min.
and 48" max. above he finished floor. Door hardware required to be accessible shall not
require tight grasping, tight pinching, or twisting of the wrist to operate. Doors shalt be
openable with no more than one releasing operation. Manually operated flush bolts or
surface bolts are not permitted on required means of egress doors.
Interior stairway doors shall be openable from both sides without the use of a key or special
knowledge or effort. per section 1008.1.9.10
Landings at doors to comply with sections 1008.1.5 and 1008.1.6
Thresholds shall comply with 1008.1.7.
Panic Hardware shall comply with 1008.1.10.
Gates shall conform to 1008.2.
Stairways and handrails shall comply with sections 1009 & 1012 IBC
Min. width is 36" for stairs serving an occupant load of less than 50.
Min. headroom of 6'-8" clear
Riser shall be 7" max. and 4" min.
Tread depth shall be 11" min.
Tread and riser shall be dimensionally uniform except for a 3/8" tolerance between the
smallest and Largest treads and risers respectively.

Landings or floors shall be at the top and bottom of each stairway.

Handrails shall comply with sections 1009.10.1, 1009.12 and 1012
ACCESSIBILITY REQUIREMENTS:
Provide accessible path of travel and facilities per the minimum requirements of Chapter 11
IBC and ICC A117.1 -2009
All floor surfaces shall be firm and stable, all areas subject to wet conditions shall have slip
resistant floors.
VENTILATION: IBC Section 1203
Provide source specific ventilation for all contaminants per 1203.4
GLAZING: IBC Chapter 24
Safety glazing shall comply with Section 2406.
Each pane of glass located in a hazardous location shall be provided with a manufacturer's
label that complies with 2406.3
Provide safety glazing at the following hazardous locations per 2406.4:
1. Glazing in swinging doors except jalousies.
2. Glazing in fixed and sliding panels of sliding door assemblies, and in panels of
sliding and bi- folding closet door assemblies.
3. Glazing in storm doors.
4. Glazing in all unframed swinging doors.
5. Glazing in doors and enclosures for hot tubs, whirlpools, saunas, steam rooms,
bathtubs, and showers. Glazing in any part of a building wall enclosing these
compartments where the bottom edge of the glazing is less than 60" vertically
from any standing or walking surface.
6. Glazing in an individual fixed or operable panel adjacent to a door where the
nearest vertical edge is within a 24" arc of either vertical edge of the door in a
closed position and where the bottom exposed edge of the glazing is less than
60" above the walking surface.
7. Glazing in an individual fixed or operable panel, other than those locations
described in Items 5 and 6 above, that meets all of the following conditions:
Exposed area of a panel is greater than 9 square feet.
Exposed bottom edge less than 18" above the floor.
Exposed top edge greater than 36" above the floor.
One or more walking surfaces within 36" horizontally of the glazing.

agent.
