The beam of the deck has been removed due to the amount of decay. The beam pockets at the end walls have only a 1" to
1.5" vertical support . It is our understanding that minimum bearing Is 3" for structural bearing. We need direction for what

PROJECT DESCRIPTION
The following is a brief summary of the targeted scope of repair for Sunwood Condominiums, located at
15100 Sunwood Blvd in Tukwila, WA. This scope is based on observations during a J2 investigation of two
exploratory opening areas as performed by Clannadh construction on October 11, 2012. Subsequently
work has been performed by Clannadh Constuction to repair the moisture damaged framing materials.
This document is intended to provide information related to work performed and to be performed, for the
purpose of obtaining a construdion permit.
This Scope of Repair is meant to provide a general understanding of the work, and to allow the General
Contractor to fulfill repair requirements. The repair scope is limited to the specific areas described. It does not
address unforeseen conditions that may exist on this condominium complex.
During construction, the Contractor shall provide submittals, RFI's change order proposals and pay applications
as typically required during the course of work of this project.
SCOPE OF REPAIR DESCRIPTION:
Scope of work is limited to two specific areas of Building A: Area 1 °South Deck" and Area 2 "West Wall`.
These areas were pre - selected for exploratory openings. At both areas, moisture damage was observed after
removal of a portion of the stucco cladding. Following is a general description of the repair scope to
accompany the drawing set attached,

SCOPE OF REPAIR DESCRIPTION;
Scope of work is limited to two specific areas of Building A: Area 1 °South Deck' and Area 2 "West Wall ".
These areas were pre - selected for exploratory openings. At both areas, moisture damage was observed after
removal of a portion of the stucco cladding. Following is a general description of the repair scope to
accompany the drawing set attached.
Area 1: South Deck
At this south deck structure, we observed significant moisture and area of wood rot in the structural elements
behind the stucco cladding. We observed inadequate structural support of the post to floor construction, and
deficient flashing installation around the post connections - which appears to be the cause of increased
moisture intrusion at the post structures. We also observed heavily stained base of stucco wall and a
deteriorated exterior storage room door at this deck location. The posts and deck fleshings had been
previously repaired; however with the amount of damage observed, J2 recommends remediation to prevent
further damage. Two options for repair scenarios shall be priced as follows:

Option 1B includes removal of entire existing guardrail system and replacing with new aluminum picket
railing. Work includes replacement of heavily damaged storage door and trim at the third floor deck.
Option 1B - Replace with new aluminum picket railing:
1 Remove and dispose of entire existing guardrail system and remaining stucco and deck flashing along
deck floor line in area described in photo. At areas of removed wall, chip back 4.6" of existing stucco to
retain a minimum of 4' of existing WRB to allow for new WRB integration. Retain minimum of 2.4" of
wire lath to allow for new wire lath integration.
2. Replace damaged support posts. Provide new structural posts and steel connectors, as described in
drawings.
3. Treat all wood areas adjacent to moisture damaged wood with Bor- a-Care treatment
4. Verify if additional joists are needed at east side of deck framing. If needed, remove portion of stucco soffit
and install additional joists to double up the parallel joists. Include in price time to investigate existing
framing and cost to add joists.. If additional joists are not needed, this scope of work would be deducted
by change order.
5. Confirm deck is sloped adequately. Install new metal flashing at deck edges, intersections and around
corner posts in preparation for new deck coating.
6. Install 24 gauge pre-finished sheet metals shall be installed over new WRB at all deck edges and at new
column pports. Note: this Option omits stucco from the scope of work at the deck edges and corner
post.
7. Prepare existing deck surface as recommended by deck waterproofing manufacturer. Deck coating to
extend into storage room floor. Install mock up of new deck coating and perform w llles io.:on iuu --

13. Storage door replacement:
o. Remove and replace storage door, exterior trim, and portions of stucco to allow for head and jamb
flashing integration.
b. Install new 5/4" primed cedar trim and drip edge head flashing - integrating new Self Adhered
Fleshings with existing WRB.
c. Install new fiberglass door as noted in products section below.
Area 2: West Wall
At this west wall location, we observed moisture intrusion and wood rot behind the stucco cladding. We also
observed reverse slope at the deck edge and stucco installed too close fo the deck surface. The deficient
installation at this intersection of 4 different surfaces appears to be the cause of the observed rot damage.
Due to the evidence of continued water intrusion at this location, J2 recommends remediation to prevent further
damage and repair costs. A general description of the repair follows:
1. Remove stucco at areas of exploratory openings and along base of wall at deck (about 5'). At stopping
points, chip back 46° of existing stucco to retain a minimum of 4 of existing WRB to allow for new
WRB integration. Retain minimum of 24" of wire loth to allow for new wire lath intearation.
2. Remove existing deck flashing and prepared deck surface for new Deck Coating membrane,
3. Remove all moisture damage materials from construction. At this location we observed an area of
plywood approximately 6" x 6' along with some moist 2x material that will require some chiseling to
remove all soft spots.
4. Treat all wood areas adjacent to moisture damaged wood with Bore -Care treatment
5. Replace plywood and framing as needed to match existing adjacent surfaces.
6. Confirm deck is sloped adequately. Grind surface os necessary to ensure positive sloping. Install new
metal flashing at deck edges and around intersections in preparation for new polyurethane deck coating.
7. Prepare existing deck surface as recommended by deck waterproofing manufacturer. Install mock up of
new deck coating and perform pull-test to confirm compatibility and adhesion to existing deck membrane.
8. Install new polyurethane Deck Coating.
9. At Post and Deck Edges: Install Fiber cement panels with metal ends over new WRB (Tyvek, Vaproshild,
and /or Wet - Flash)
10. At Stucco Areas: Integrate new Grade D WRB and install new lath and stucco to match existing finishes.
11. After stucco has cured (2 weeks }, clean adjacent wall surfaces and apply professional grade acrylic paint
for stucco finish to match existing adjacent color at areas where stucco has been patched.

Hi Dave,
Thank you for speaking with me this afternoon, concerning this deck repair project at Sunwood Condominiums.
As discussed the work involved will not exceed 5% of the assessed value of the Sunwood Condominium
complex; therefore, it is not subject to compliance with RCW 64.55 requirements for rehabilitation of a multi-
family project. We will not be issuing a letter of compliance per RCW 64.55.020 "building permit application -
submission of design documents"
Although we will not be submitting a letter with the design documents, we will be providing a letter at the
conclusion of the work. This letter will note that we have, as Architect of record, observed the work during the
course of construction. This letter will note that the installation is consistent with the architectural documents
issued to date and will provide documentation of any changes made during the course of construction.
We are looking forward to receiving a permit for construction of the remaining work. Please feel free to
contact me if there are any further questions.
