Currently the two systems are inter - connected. The fire alarm system in the Bed Bath & Beyond space needs to have its own fire alarm control panel. 15: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051) 16: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be equipped with an'automatic shutoff. Automatic shutoff shall be accomplished; by interrupting the power source of the air - moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors shall be labeled by an approved agency for air -duct installation and shall be.installed in accordance with the manufacturer's installation instructions. EXISTING CONDITIONS: > Bed Bath & Beyond is looking to replace the (12) HVAC units currently serving the store. The current units are all Lennox units with the majority being 7.5 single stage units. There three (3) smaller units also serving areas of the store. All the units are gas heat package units. RECOMMENDATION: > We recommend removing and replacing the units in (2) stages and replacing (6) units in each stage. This will allow the store to continue to have some air flow during the replacement, allowing majority of the work to be completed on regular time. SCOPE OF WORK > Remove and dispose of existing equipment in an EPA approved manner > Provide Crane to lift the unit onto the roof of the building > Install customer provided adaptor curbs and new Lennox equipment > Provide miscellaneous materials such as, new gas and condensate piping (if needed) > Re -pipe new units to gas lines > Evacuate /charge and start-up units > Hook up and verify operations of Prodigy boards > Verify proper operation upon completion > Clean Job Site > Provide project management > Provide all mechanical and electrical permitting o This includes any cad drawing and engineering requirements for the city of Tukwila STANDARD EXCLUSIONS: Equipment and curbs (customer provided), deficiencies or failed parts found while performing scope, cut and patch of roofing, new disconnects (provided on equipment by customer), all electrical, load calculations and major engineering, any structural changes to the building, temporary cooling and any other work or materials not specified. CLARIFICATION: McKinstry will provide the permit, but the invoice to Bed Bath & Beyond for the permit will be separate from the quote and is not included in the price below. The existing Structure is a one story retail building where the structural system is comprised of wood decking supported by wood timber and glue laminated beams. The wood roof is supported on the interior of the building with wood columns, and by a masonry bearing wall at the exterior. This means that the equipment is supported by the same footprint on the roof as the previous equipment. CoreStates Group visited the site on June 9, 2011 to measure the structural members supporting the proposed installation where accessible. Notes from this site visit are presented in Appendix B, and pictures are presented in Appendix C. This analysis and report is based on this information. It was observed in the field that several of the members supporting the existing HVAC had excessive splitting, and that these members had been reinforced with a sistered joist. 2.0 STANDARDS, LOADINGS, AND REFERENCES The existing structure was analyzed for the following codes and standards: • 2009 International Building Code • Minimum Design Loads for Buildings and Other Structures ASCE/SEI 7 -05, American Society of Civil Engineers • National Design Standard Specification for Wood Construction 2005 Edition, American Forest and Paper Association The following Code - specified Toad combination was used to analyze the existing Structure: 1. 1.4D 2. 1.2D +1.6L +0.5S 3. 1.2D +1.6S +(F,L or 0.8W) 4. 1.2D +1.6W +F,L +0.5S 5. 1.2D +1.0E +F,L +F2S 6. 0.9D +1.0E Where: F1 = 0.5 for other live Toads F2 = 0.7 for roof configurations that do not shed snow off the structure 1 3.0 ANALYSIS APPROACH AND ASSUMPTIONS The analysis approach used in this report is founded on the premise that if the structural members of the existing Structure which will be used to support the proposed equipment are structurally adequate, per the aforementioned standards or increase in forces in these members is Tess than a Code - specified 5% of the design forces, then the new RTU units are acceptable for replacement. The roof members were assumed to be made of Douglas Fir Larch, Grade No. 1. 4.0 CALCULATIONS Calculations for this analysis are provided in Appendix A of this report. 5.0 CONCLUSIONS Based on an analysis of the existing building for applied dead, new equipment, snow, wind, and seismic loads, the Structure does have adequate strength to support the new HVAC equipment. When loaded with the Code - Specified load combinations listed above, it was determined that the wood joists and beams had adequate capacity for the new units listed above, and that the proposed installation will not increase the existing gravity or lateral loads on the existing members more than 5 %. Therefore, the proposed installation may be undertaken as stated above. It has been assumed that all members supporting the equipment are in good condition structurally. If any of the members supporting the proposed equipment are seen to be in poor repair, then CoreStates Group should be notified. The conclusions reached by CoreStates Group in this report are only applicable for the previously mentioned existing structural members supporting proposed HVAC equipment. Any deviation of the support, load, placement, etc., will require CoreStates Group to generate an additional structural analysis. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and /or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 12/09/2012. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection. Each inspection creates a new 180 day period, provided the inspection shows progress. -or- 2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is due to expire. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your extension request is granted, you will be notified by mail. In the event you do not call for an inspection and/or receive an extension prior to 12/09/2012, your permit will become null and void and any further work on the project will require a new permit and associated fees.
