PERMIT CONDITIONS

1: ** *PLUMBING AND GAS PIPING * **
2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the Tukwila
Building Division.
3: All permits, inspection records and applicable plans shall be maintained at the job and available to the plumbing
inspector.
4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and the Fuel Gas
Code.
5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved.
6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and Fuel Gas Code.
Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of the holder of the permit to
make sure that the work will stand the test prescribed before giving notification that the work is ready for inspection.
7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall unless,
adequate provision is made to protect such pipe from freezing. All hot and cold water pipes installed outside the
conditioned space shall be insulated to minimum R -3.
8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing shall be
protected by steel nail plates not less than 18 guage.
9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No plumbing
piping shall be directly embedded in concrete or masonry.
10: All pipes penetrating floor /ceiling assemblies and fire - resistance rated walls or partitions shall be protected in
accordance with the requirements of the building code.
11: Piping in the ground shall be laid on a firm bed for its entire length. Trenches shall be backfilled in thin layers to
twelve inches above the top of the piping with clean earth, which shall not contain stones, boulders, cinderfill,
frozen earth, or construction debris.
12: All new plumbing fixtures installed in new construction and all remodeling involving replacement of plumbing fixtures
and fittings in all residential, hotel, motel, school, industrial, commercial use or other occupancies that use
significant quantities of water shall comply with Washington States Water Efficiency and Conservation Standards in
accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section 402 of Washington State Amendments.
13: The issuance of a permit or approval of plans and specifications shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the Plumbing Code or Fuel Gas Code or any other ordinance of the
jurisdiction.

Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
The Building Official may grant one extension of time for an additional period not to exceed 180 days. The extension shall be requested in writing
and justifiable cause demonstrated. Section 103.4.3 International Plumbing Code (current edition).

BASIC PLUMBING MATERIALS AND METHODS
PART 1 - GENERAL
1.01 SUMMARY
A. Work Included: Basic mechanical requirements governing materials
and workmanship Incorporating plumbing systems and related trades
as specified herein.
1.02 RELATED WORK NOT IN CONTRACT
A. Electrical work including conduit, starters, disconnect switches
and all line voltage wiring. Not wiring diagrams for additional

B. Poured -in -place concrete and structural supports for mechanical

1.05 REFERENCES
A. Materials and workmanship shall comply with the following
references, which are incorporated into the text by common
abbreviation only. Supplements which have been adopted by the
governing agencies shall take precedence.

B. Plumbing System components and installation shall comply with the
nationally recognized standards for the types of equipment and
fixtures used including, but not limited to, Underwriters
Laboratories' (UL) and the American Society of Plumbing Engineers
(ASPE) Data Book.
1.04 SUBMITTALS
A. Product Data: Submit six copies of Manufacturer's data for each
item to be incorporated into the work. Data shall be bound into a
vinyl binders of I" capacity and shall include an index at the
front listing all of the contents.
B. Shop Drawings: Submit shop drawings showing related dimensions,
accurately scaled to established references and points of
verification. Show sizes, materials, connections, elevations and
related information.
C. Record Drawings: Contractor shall maintain accurate "as- built"
marked -up drawings throughout the construction period. Prior to
final acceptance, the Contractor shall submit (I) complete
reproducible "as- built" set of drawings, dated and signed.
Plumbing contractor shall also provide Autocad based files
of the As- Builts ".
D. Substitutions and Product Options: No substitutions shall be
allowed unless there is prior written approval by the Architect.
1.05 PROJECT /SITE CONDITIONS
A. All construction shall comply with the tenant construction
standards. It shall be the Contractor's responsibility to obtain
this document from the Building Management.
B. The Contractor shall field verify all P.0.C..'s and site conditions
prior to starting work. Any conflicts with the plumbing design
shall be communicated to the Building Management immediately.
C. Prior to installation of plumbing components, the Contractor shall
verify that related installations and materials are complete to
ensure no interruption or interference by delinquent trades.
Notify Owner of all such delinquencies and obtain review and
direction prior to proceeding, or accept responsibility for
correction of faulty /defective installations.
D. Prior to installation of any sewer lines, verify the elevation,
size and material of the existing sewer pipe or stub -out at the
point of connection. If the elevation of the existing sewer pipe
is such that the new sewer pipe cannot be installed without
maintaining proper slope, Immediately Inform the Architect.
E. All valves, volume dampers, motors and any device that requires
adjustment or servicing shall not be located in an inaccessible
location. These devices shall be located adjacent to lay -in
ceilings or be provided with access panels if required to be
Installed over drywall ceilings or shafts.
F. Permits and Fees: This Contractor shall arrange, apply for and pay
for all permits, inspections, fees, and licenses required for this
work by any legally constituted public authority. This Contractor
shall furnish the Owner with final certificate of inspection at the
completion of the work.
F. Cleaning of Equipment and Premises: This Contractor shall
thoroughly clean all equipment and apparatus and leave in
satisfactory condition for finish painting. If equipment has been
supplied with the factory finish, the Contractor shall also be
responsible for touch -up work and /or refinishing if required.
During construction of the job, this Contractor shall be
responsible for clean up of cartons, scrap or debris caused by this
work.
1.06 SEQUENCING AND SCHEDULING
A. Contractor shall be responsible for scheduling the work of related
trades to ensure timely and orderly progress of the total work to
be performed.
1.07 GUARANTEES
A. New materials and equipment to be guaranteed free from defects and
faulty workmanship fora minimum period of one year from date of
occupancy.

PART 1 - GENERAL
1.01 RELATED DOCUMENTS
A. The Drawings and the general provisions of the Contract, including
the General and Supplementary Conditions and other Division I
Specification Sections, apply to the work of this section.

shell plans, building standards and imprpvement specifications.

2.01 PERFORMANCE AND ENERGY REQUIREMENTS
A. Provide performance characteristics, physical size and arrangements
of equipment and fixtures and other products as shown and scheduled
on the drawings.
5. Energy consumption of equipment shall not exceed the limits set
forth in the Energy Code.
C. Contractor shall install only water heater(s) on State approved
list.
2.02 PIPE AND FITTINGS

No -hub cast iron soil pipe with neoprene sleeves and stainless steel couplings.

I. Pipe shall be Incased with a "Plasticskeeve" manufactured by Specialty
Products, for pipe sizes 1/2" through 2 ".
2. Single short lengths of tube, may be tape wrapped with 10 MIL.x2" wide
polyethylene tape.
E. Natural gas piping above grade: Schedule 40, ASTM A -50, black steel
pipe with malleable iron threaded fittings.
F. Waste from sinks in 5lence Lab, up to five feet from the sink discharge,
shall be "Fused 11" polypropylene acid waste system with electrofusion connections.
2.03 ACCESSORIES

Unions: Walworth, Crane, Stockham or equal. 250 Ib. class.
Dielectric Unions: Watts.
C. Cleanouts:
I. Floor type: Smith #4023 series or equal.

E. Valve access boxes and panels: Provide valve access panels for all
valves and trap primers located in concealed areas. Set flush with
finished wall, floor or ceiling. Those in finished walls shall
have door or plate removed during construction or be otherwise
suitably covered to protect finish.
2.04 INSULATION
A. Insulate domestic hot water supply piping with 5/4" Manville
"Micro -Lok 650" insulation or equal.
2.05 CLEANING PIPING SYSTEM
A. The entire piping system shall be cleaned and placed in operation
in accordance with IPC and the Health Department requirements.
2.06 PLUMBING FIXTURES, TRIM, DRAINS, AND EQUIPMENT
A. As scheduled on drawings.
PART 5 - EXECUTION
3.01 GENERAL
A. Installation of plumbing systems to be performed in a net and
workmanlike manner and in strict conformance with the Uniform
Plumbing Code and Manufacturer's printed instructions.
B. Provide necessary hangers, valves, unions and other accessories as
required to provide a complete and operable system.
C. Pipe hangers and supports shall be provided at intervals and
locations per International Plumbing Cocie. Supports shall be rod type
hangers or 'C' channel with appropriate pipe clamps as manufactured
by Michigan Hanger Company and Unistrut. Perforated tape or
plumber's tape Is not approved for pipe hangers or supports. All
copper piping shall be isolated from clamps and hangers with
Stoneman "Trisolators ". They shall also be isolated from the
building structure, other piping, studs and all ferrous metal with
I -inch hair felt strips properly attached to the piping.
D. Conduct all required tests In strict conformance with local code.
