PERMIT CONDITIONS

1: ** *PLUMBING AND GAS PIPING * **
2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the Tukwila
Building Division.
3: All permits, inspection records and applicable plans shall be maintained at the job and available to the plumbing
inspector.
4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and the Fuel Gas
Code.
5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved.
6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and Fuel Gas Code.
Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of the holder of the permit to
make sure that the work will stand the test prescribed before giving notification that the work is ready for inspection.
7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall unless,
adequate provision is made to protect such pipe from freezing. All hot and cold water pipes installed outside the
conditioned space shall be insulated to minimum R -3.
8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing shall be
protected by steel nail plates not less than 18 guage.
9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No plumbing
piping shall be directly embedded in concrete or masonry.
10: All pipes penetrating floor /ceiling assemblies and fire - resistance rated walls or partitions shall be protected in
accordance with the requirements of the building code.
11: All new plumbing fixtures installed in new construction and all remodeling involving replacement of plumbing fixtures
and fittings in all residential, hotel, motel, school, industrial, commercial use or other occupancies that use
significant quantities of water shall comply with Washington States Water Efficiency and Conservation Standards in
accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section 402 of Washington State Amendments.
12: Piping in the ground shall be laid on a firm bed for its entire length. Trenches shall be backfilled in thin layers to
twelve inches above the top of the piping with clean earth, which shall not contain stones, boulders, cinderfill,
frozen earth, or construction debris.
13: The issuance of a permit or approval of plans and specifications shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the Plumbing Code or Fuel Gas Code or any other ordinance of the
jurisdiction.

GENERAL NOTES
. Work to be accomplished on these Drawings and the accompanying
specifications includes the furnishing of all lobor, materiols, equipment, and
services necessary for the proper completion of all mechonicol work.
• Before submitting o proposol on the work contemploted on these drawings
and accompanying specifications. eoch bidder shall examine the site, check as
to the means of making connections to services, and shall become familior
with all the existing conditions and limitotions. No extros will be allowed
because of the contractor's misunderstanding as to the amount of work
involved or his lock of knowledge of any site conditions which moy affect his
work. Any apparent variance of the plan or specification from existing
conditions at the site shall be called to the attention of the Engineer during
the bid period so clarification can be mode by oddendum.
. Existence of any wires, conduits, pipes, ducts, or other facilities ore shown in
o general way only. It will be the duty of the controctor to visit the site
and moke exoct determinotion of the existence of any such facilities prior to
the submission of his bid. It is understood that he will be responsible for
making the exoct determination of the location and condition of such
facilities.
All required fees, permits, and inspections sholl be obtained and /or arranged
for by the controctor under the section of the Specifications for which they
are required.
Regular inspections sholl be orronged by the controctor as required by any
and all regulations. All charges from regulating agencies for inspections of
installations or review of plans and Specificotions sholl be paid by the
contractor.
6. Contractor to provide Certificate of Final Inspection.
7. All materials and workmanship sholl comply with all current and applicable
codes, specifications, ordinances, lows, regulations, industry standords, and
utility compony regulations.
8. In case of difference omong building codes. specifications. state lows, loco)
ordinances, industry standards, and utility compony regulations and the
Contract Documents, the most stringent sholl govern. Contractor shall
promptly notify the Engineer in writing of any such difference.
9. All applicable federol, state, and local lows and ordinances shall be
adhered to throughout the construction project.
10. Non - Compliance. Should the controctor perform ony work thot does not
comply with the requirements of the opplicoble building codes, state lows,
Iocol ordinances, industry stondords, and utility company regulations, he sholl
bear all costs arising to correct the deficiencies.
11. Contractor sholl initiate, mointoin, and supervise all safety pre - cautions
required for his work, including regulations of the Occupational Safety and
Health Administration (OSHA).
12. Drowings ore to scale as noted, but the contractor shall refer to Architectural
and Structural Drawings for exact location of partitions, wolls, beoms, shafts,
equipment, etc.
13. Each trade sholl obtain drawings and specifications of all other trodes and
coordinate his work with ell other trodes.
14. Drawings show the general arrangement of ductwork, piping, equipment, and
oppurtenonces and shall be followed as closely as actual building construction
and work of other trades will permit. Mechanical work shall conform to the
requirements shown on all of the drowings. Architectural and Structural
Drawings shall take precedence over Mechanicol Drawings. Because of the
small scale of the Mechanicol Drawings, it is not possible to indicate oil
offsets, fittings, and accessories thot moy be required.
15. Discrepancies discovered before or after work has storted shall be brought to
the attention of the Engineer immediately, and the Engineer reserves the right
to require minor changes in the work of any controctor to eliminate such
discrepancies with no change in controct cost.
16. Plans and specifications are complementary, and whot is called for in either
one sholl be as binding os if called for in both.
17. Where a disagreement exists between the plans and specifications, the item
or arrangement of better quality, greater quality, or higher cost shall be
included in the bid.
18. Normal use of the facility shall not be disturbed, except within the immediate
construction oreo. All wolks, driveways, and entronces shall be kept clear and
free of all contractor's equipment, moteriol, and debris of all limes.
19. All materiols and equipment shall be stored in such o place and in such o
monner thot a minimum of congestion will result. the placing of such
materiols and equipment shall be subject to the approval of the owner.
20. Contractor sholl thoroughly examine the existing building with regord to what
temporary measures he must toke in order to permit the owner to occupy
specific areas of the building during the vorious construction phases. in
general, systems must remoin in use in those designated oreos to permit the
owner to function in a pre- construction manner.
21. Each controctor sholl coordinate work with other trades in the instollotion of
equipment, piping, conduit, and ductwork.
22. HVAC /Sheet -metal contractor sholl initiate the Coordination process by
providing reproducible pion drawings showing ductwork and equipment.
23. Drowings to be forworded to the piping contractor and electrical controctor
for inclusion of their systems work.
24. Contractors shall solve olI coordinotion conflicts among themselves when
possible. Engineer will arbitrate when necessary, and his judgment will stand,
with no odditionol cost to the owner.
25. Access panels sholl be furnished by the trade requiring them and delivered to
the general controctor for installation.
26. Access ponels shall be as manufactured by ',Alcor, or approved equol, and of
type the is compatible with construction and finish of the wall and /or ceiling
27. Each trade shall perform all cutting and patching necessary in order to
perform the work, unless such work has been delegated to the general
contractor /another trade. However, speciol permission sholl be obtained from
the engineer before cutting structural members or finished moteriols. All
patching shall be performed in such monner os to leave no visible trace and
to return the port affected to the condition of undisturbed work. • Patching
work shall be performed by persons experienced, skilled, and licensed for the
particular type of work involved. Inferior work will not be accepted. All holes
in mosonry shall rbe drilled with rotory drills. Impact tools shall not be used.
28. Each trade shall bear the expense of 011 cutting, potching, repairing, or
replacing of the work of other trades required because of his fault, error, or
tardiness of because of any damage done by him.
29. Each trade shall provide all holes and openings required for his work, unless
such holes and openings are shown to be provided on the architectural or
structural drawings.
30. Each trade shall remove existing work that is shown, specified, or obviougIy
necessary for completion of his work. Owner shall hove the option of;'
retaining any item or material removed under this controct. Items or'
materiols not retained by owner shall become the property of the trade and
sholl be removed from the premises.
31. Eoch trade shall periodically clear awoy all debris, surplus materiols, etc.,
resulting from his work or operations, leoving the job and the equipment
furnished under any or all controcts in o cleon condition.
32. Each trade shall test the equipment provided and /or installed under the
specification and shall demonstrate its proper operation to the owner's
operoting engineer.;'
33. Eoch trade shall furnish, without additional expense to the owner, the services
of competent instructors, who will give full instruction in the care, adjustment,
and operation and maintenance of all ports,6f the equipment to the owner's
permanent employees who are to hove charge of the equipment.
34. HVAC subcontractor shall be responsible for tested & rated fire stop
systems for all thru- penetrotion' of walls, floors & roof assemblies
resulting from piping & other work under his contract. refer to
specification section for fire stopping for requirements.
35. All wood nailers and other lumber which is installed in contact with
metal, concrete, or masonry shall be pressure treated against decoy
(unless otherwise noted).
REVISIONS
No Changes shall be m to the scope

MECHANICAL SPECIFICATIONS
1500 CONDITIONS OF THE CONTRACT
The General and Supplementary Generol Conditions os previously detoils long with the general requirements listed in
Division /1 shall apply to oil work of this Division. This Contractor will be required to furnish oil moteriols and labor
for o complete job if the Engineer is not informed of on omission before bids ore received.
1503.1 CODES
This work shall be instolled in conformity with opplicoble local ordinoces and state statutes. All requirements of the
current plumbing codes, heoting and ventilotion codes, energy or conservotion codes ond NFPA bulletins must be met.
Standards and sizes which meet or exceed the above mentioned requirements sholl be instolled os drawn or specified.
Nothing in the specifications or drawings sholl be construed to permit deviotion from the requirements of governing
codes.
15603.02 PERMITS /INSPECTIONS /SPECIAL CHARGES
All charges and obligotions for obloining permits and inspections for plumbing, heating ond ventilotion ond fire
extinguishing work shall be the responsibility of this Controctor.
This Controctor shall apply for ony utility service charge, installation or meter and gouge required ond shall be
responsible for the respective costs. Upon completion of the porticulor section of work the Controctor sholl furnish
the Owner with proof of occeptonce from the proper locol or state deportment having jurisdiction.
1502.03 GUARANTEES AND TESTS
This Controctor sholl ossume responsibility for ond defects which moy develop in ony port of the systems caused by
faulty workmanship, moteriol or equipment, and agree to replace any such faulty workmanship, moteriol or equipment
during a period of one yeor from dote of finol occeptonce of the work without cost to Owner.
All plumbing work sholl be inspected, tested and opproved as required by governing codes. Tests shall be mode in the
presence of the proper inspector ond the Architect or their outhorized representative. All test shall be mode by the
Controctor at his own expense and he shall furnish the Architect o certificate that satisfactory tests hove been mode.
1503.04 AIR AND WATER BALANCE
The odjusting ond bolancing of the or and water flow sholl be performed by the installing Controctor
(if previously certified by the NEBB or AABC or equal) or sholl be performed by on independent test
ond balance contractor which has been certified by NEBB or AABC.
1506.01 INTRA - CONTRACT BOUNDARIES
Cooling coil droin pons and droins from oil ventilotion openings thru roof or woll sholl be piped by Plumbing Contractor. For
plumbing equipment which is specified under seporote sections the Plumbing Controctor will be required to furnish ond install
the necessary "P" traps, stop valves ect. including rough -in and finol connections.
1506.02 ELECTRICAL SERVICE, WIRING AND ONNECTIONS
The Electrical Contractor shall provide electrical service to all motors and other mechanical equipment (unless otherwise noted) in
conformance with Div. 16 of the specifications.
All wiring for the control of mechanical motors ond equipment sholl be furnished complete by the Mechonicol Controctor including
but not limited to wiring, conduit, devices ond installation by o licensed Subcontroctor utilizing Eleclricions experience in the type of
systems to be installed.
1514.01 HANGERS & SUPPORTS
Furnish ond instoll brockets, braces or reinforcing angles os may be required for all partitions not sufficeint in themselves to support
plumbing fixtures or other woll hung equipment included in this specification. Piping suspended from contruction above sholl be hung
from Grinnell Company, or equol.
1514.02 ACCESS PANELS
Unless otherwise noted on the drowings, each Mechonicol Controctor sholl Punish wall ond ceiling access panels required for all
mechanical items.
Access panels shall be Milcor, or approved, os follows:
Dry wall construction -Type M 14 "x14" minimum
Tile ceilings -Type DW 24 "x24" minimum
1516.01 PIPE INSULATION
Cover oIl the following pipe types listed with premolded fiberglass pipe insulotion, 4 Ib. density ond ASJ jacket. Jacket shall hove o
perm rating of .2 ond 2" cemented seams. Insulation sholl hove o maximum service temperature of 850 degrees, o UL rating, sholl
meet the requirements of ASTM /C547, ond hove o flome spreod of 25, smoke development of 50 and o fuel contribution of 50.
Insulation shall hove o thermol resistance of .24 btu- in /hr -sq. ft.- degrees F, ond be instolled with Zeslon plenum roted covers over 1
pound density microlite blanket ond 18 gouge golvonized wier of oil fittings. Molded closed cell polyethylene loon insulation is not
opproved equol.

1516.03 DUCTWORK INSULATION
Duct liner sholl be Schuller Permocote Linocoustic or equol ond approved 1 -1/2 Ib. density unless indicated to be 3 Ib. density in detoils
on the drawings, or following poragroph's. The airstream side of the liner shall be cooled with on immobilized EPA registered
anti- microbiol agent so it will not support the growth of fungus or bocterio as tested in accordance with ASTM G21 & G22. All liner shall
be cemented to the entire inside of the ductwork ond secured with weld pins spaced one per eoch 2 squore feet on ducts 12" in width
ond greater. Internal liner sholl be sealed of all row edges with mostic to prevent erosion from mechonicol obrosion or air erosion.
First 20 feet of supply air duct from air handling units shall be insulated with 1" thick ocousticol liner of 1.5 Ib. density, applied as
indicated above.
First 20 feet of return air duct from oir handling units sholl be insuloted with 1" thick ocousticol liner of 1.5 Ib. density, opplied os
indicated above.
All exhoust ductwork within 15 feet of exhoust fon shall be insulated with 1" thick 1.5 Ib. density liner, applied os indicoted above.
Ductwork within 4" of drip pon shall not be lined.
All vertical relief ductwork between drip pan ond roof insulotion sholl be insulated with 1" thick 1.5 Ib. density fiberglass wrap. All
remaining relief ductwork from drip pan to plenum sholl be insulated with 1" thick 1.5 Ib. density liner, opplied as indicated obove.
Ductwork within 4" of drip pan shall not be lined.
All tronsfer duct sholl be insuloled with 1" thick 1.5 Ib. density liner, applied os indicoted obove. Ductwork within 4" of drip pan sholl
not be lined.
All duct sizes shown on the drawings indicote free area ond sheet metol sizes must be increased occordingly for insulation thickness.
All fresh oir duct work and mixed oir ductwork shall be insulated with 2" thick 3.0 Ib. density fiberglass board, secured os indicated by
the manufacturer.
All supply oir ductwork not lined and run -outs to diffusers. sholl be insuloted with 1" thick 1.5 Ib. density fibergloss wrap with foil vapor
barrier secured os indicoted by the manufacturer.
All drip pans for exhoust and relief ducts shall be insulated with 1" thick 1.5 Ib. density fiberglass wrop with foil vopor barrier secured os
indicated by the monufocturer.
1523.01 PIPING
All woter piping in the building above ground sholl be type "L" hord copper tubing with wrought copper solder type fittings,
unions, etc. All woter piping in the building below ground sholl be type "K" soft copper ond sweat fittings. Pipe ond fittings sholl
meet ANSI H23.1.
Soldered joints in copper tubing shall be mode in strict conformance with the recommendations of the
monufocturer.
Cold water line ond hot woter circuloting line to hot woter Conk sholl be provided with o 15 degree swing check volve.
Provide shut -off valves on oil branches from moins ond on all connections to fixtures and equipment, on each side of hot
water heaters and circulating pump, ond of other points indicated on the drowings or where required for good isolotion/maintenonce
of the system.
Water supply pipes sholl be anchored inside wall immediately behind shut -of I valves to lavatories, sinks, water closets, etc.
1524 VALVES
Provide boll valves as shown on plan and where required for proper operation of the plumbing system.
1525.01 VACUUM BREAKERS
Vocuum breokers sholl be installed to all fixtures with submerged inlets, American Standard HB -15755 chrome plated.
1526 DOMESTIC HOT WATER
Refer to equipment schedule ond /or pion notes for water heater information.
1533 PIPING (verify moteriols with landlord prior to instoll)
All soil, waste, drain ond vent piping, inside the building, shall be cost iron no -hub piping (ASTM A -888) complete with shielded couplings
(ASTM C- 1277).
Underground soil, waste ond droin piping shall be Hub -ond- Spigot cast -iron pipe and fittings (ASTM A -74 Service Class).
1534.04 ROOF CAPS
Vents stocks from sewer, soil waste and droin pipes shall be extended of leost 12" above roof and shall be provided with o frost proof type of
roof jacket for iron. steel. or PVC in P & G roofs. In EPDM roofs, roofer will furnish and instoll EDPM flashing and stainless steel draw bonds in
place ond water tight on pipe.
1534.01 FLOOR DRAINS
Floor drains ond floor sinks shall be Zurn, Wode, Josom, J.R. Smith or equol and approved, with the following number referring to Josom
cotolog numbers:
Floor Drain j30000 -A Provide funnels on floor droins with indirect condensate.
1534.02 CLEANOUTS
Provide cleonouts as shown on pion ond os required by Code in oIl sonitory systems. All cleonouts sholl be placed in occessible locotions
to permit cleaning out of the entire systems.
1534.03 TRAPS & INDIRECT WASTES
"P" traps os required shall be provided in the drain connection from eoch fixture and piece of equipment requiring connection to the drainage
system. Except where o grease interceptor or other type of trap is specified or indicated as being required. Trops sholl conform to the
requirements of the Plumbing Code.

All rigid round supply ductwork sholl be covered with 1" insulation wrop with foil vapor borrier. A monufoctured insulation "sock" is
occeptoble to pull over round ductwork ond should be be secured to duct at diffuser and trunk ducts with zip ties.
All above floor round ductwork sholl be United Sheet Metal Co., Spiral UniSeol Duct or equol, monufoctured from golvonized steel in
the following gouges:
3" diameter to 8" diameter = 26 gouge
9" diameter to 22" diometer = 26 gouge
All fittings sholl bve United Sheet Metol Co., Uniform or equal monufoctured with continuous welds ond in the following gouges:
3" diometer to 36" diameter = 20 gouge.
1582.04 FLEX DUCT

Provide occess doors in ducts of gravity, economizer ond motorized dampers.
1584 GRILLES, REGISTERS, & DAMPERS
The diffuser, register & grille schedule on the pion list Titus model I's and the following shall be considered equol: E.H. Price,
Connor, Carnes, Krueger, T &B, Noilor.
All motorized damper shall be opposed blade type Pottorff, or equal ond opproved series ICD -40.
Furnish and instoll where shown on peon on opproved fire /smoke damper monufoctured by Ruskin, or opproved ond equol, model
1FSD -60 with 120 v actuator and Ruskin EFL(electronic fuse link). EFL sholl activate upon temperature of 165'F. The EFL sholl
include o push button, remote reset. Electrical sholl interlock with smoke detectors ond fire olorm system.
1588 EXHAUST & GRAVITY AIR UNITS
Cook, Corves, Jenn Air, Bailey, Powerline, Twin City Fon & Blower, Greenheck, shall be considered opproved equals.
1590 AUTOMATIC TEMPERATURE CONTROL SYSTEM
A 24 volt system of electric /electronic controls, properly interfaced, shop be furnished os a port of the complete
HVAC system ond installed by the Heating/Ventilating /Air Conditioning Controctor. This Contractor shall furnish ond install low
voltage wiring between control devices and equipment. Wiring may be installed without conduit except where required
for mechanical protection or plenum conditions. Conduit where required shall be furnished by the Mechonicol Controctor unless
noted on the drawings to be instolled by the Electrical Contractor. All conduit sholl be instolled in o timely monner to be
completely concealed in finished spoces. In unfinished spoces, conduit shall be thin woll, installed in o neot ond sturdy monner.
Wiring shall conform to NEC Article 725, Class 1 and 2 requirements ond sholl be neatly cabled and tied to building construction of
maximum of 10 toot intervals.
The control system sholl be o Honeywell Commericol Vison Pro 8000 or equal and opproved progromoble thermostat and components
complete with 7 day feature coboble of setting bock the temperoture of both heoting ond cooling modes, digital readout, and switch
