approval due to the presence of a septic system serving the existing house. Applicant shall

Renton,WA 98057, phone 206 296 -4932. Submit a written KC Health approval. Another
option is to apply for a PW permit, pay Allentown sewer connection fee and connect the
existing residence to sanitary sewer.

Section 4. Funding.
14.17480 Funding recovery review. The successful. implementatkon,:bf later
phases of;The Sewer Plan for the four residential areas is dependent on the repayment of
general ;fund revenues from the connection fees. The City C ouitcii will review
connection requirements; exemptions and other revenue recovery alternatives to insure
that the sewer plan remains viable and adequately funded.
Section 5. Seierability: If any section, subsection, paragraph, sentence, clause or
phrase of this.or'dinance or its applicati'i i to any person or situation should be held to
be invalid or unconstittttignal for any reason by a court of competent jurisdiction, such
invalidity or unconstitutionality sheIt''inot'affect the validity or constitutionality of the
remaining portions of this ordinance or °itsapplication to any other person or situation.
Section 6. Effective Date. :Thin. ordinance or a §urnmary thereof shall be published
in the official newspaper of the City, and shall take effect •and be in full force five days

Preliminary Approval
RE: L09 -042: Ryan, Ryan, and Rivas Boundary Line Adjustment

The Short Subdivision Committee has completed their review of the above - referenced boundary line adjustment
application. Preliminary approval of the boundary line adjustment is approved, subject to the following conditions. These
conditions are to ensure compliance with the City's Zoning, Fire, and Public Works requirements. All conditions must be
satisfied prior to final approval and subsequent recording of the lot consolidation documents.
General Conditions
1) Show the fire hydrant distance to parcels A, B, and C.
2) Label the separation between the house on Lot C from the new property line between Parcels B and C in inches /feet.
3) Under "Old Legal Descriptions" on page 1, remove "Parcel A (B, C)" label and replace with lot and parcel numbers.
4) Revise the drawings on sheet 2. Create one drawing labeled "Before BLA" to show the three groups of lots (lots 11-
15, lot 16, and lots 17 -18) that correspond to the "Old Legal Descriptions" on sheet 1. Create a second drawing
labeled "After BLA" combining the information in the two drawings currently shown on sheet 2. Label all the lot
lines that are to be eliminated on all three new lots; label the setback from the existing house on new Parcel C to the
nearest property line.
5) Revise the "Building Setback Note" to read:
1. The non - conforming setback of the existing house on old lots 16 and 17 is made less non - conforming by this
BLA. The drainfield is fully contained on the same property as the house it serves as a result of this BLA.
2. Structures on Parcel B shall meet the building code setbacks for separation between structures.
3. Any addition to the existing house on Parcel C shall meet zoning setbacks from the property lines.

Once the above conditions are satisfied you may submit for final approval of the lot consolidation. When you resubmit,
please provide four copies of the lot consolidation document, one document must contain the original signatures of
all individuals and entities which have an interest in the property.

It is your responsibility to record the City approved lot consolidation document with the King County Department of
Records. The lot consolidation is not complete until the recording occurs and copies of the recorded documents are
provided to the Department of Community Development.
After recording, the County returns the recorded originals to the City within four to six weeks at which time your lot
consolidation is considered complete and you can obtain individual building permits for each lot. You can shorten this
process by hand delivering a copy of the recorded lot consolidation with parcel numbers to the Department.
Do not fold or bend the final sheets that will be recorded with King County.
Expiration
The final lot consolidation must be filed with the King County Department of Records by September 1, 2010, exactly 12
months from the date of this preliminary approval, or the application will expire. Please keep this date in mind in the
coming months. The City is in no way obligated to remind you of this expiration date.
The City may grant one extension of not more than twelve months. The request for an extension must be made in writing and
must be submitted to the City prior to the expiration of the lot consolidation.
If the lot consolidation approval expires, subsequent development permits that are related to the short plat shall also expire
and any vesting will be lost.
You have a development permit that is pending with the City to convert the existing house into an office building. Please
note that the City will not "final" the permit until this lot consolidation has been recorded with King County.
