particularly described as follows:
Commencing at the southwest corner of said Lot 20; Thence along the south line thereof, South
87 °44'41" East 36.02 feet to the True Point of Beginning, said point also being the beginning of
a curve to the left, concave northwesterly, having a radius of 15.00 feet; Thence along said
curve 23.86 feet through a central angle of 91°07'44"; Thence North 01 °07'35" East 84.70 feet;
Thence North 29 °32'10" West 29.40 feet to a point on the north line of the south 124.98 feet of
said Lot 20; Thence along said north line, South 87 °44'41" East 50.00 feet; Thence South
32 °23'00" West 28.90 feet; Thence South 01 °07'35" West 85.29 feet to the beginning of a
curve to the left, concave northeasterly, having a radius of 15.00 feet; Thence along said curve
23.27 feet through a central angle of 88 °52'16" to a point on the south line of said Lot 20;

Beginning.

IN CONSIDERATION OF THE FUTURE OWNERS of the lots within the TL
INVESTMENT GROUP, LLC Short Plat, L09 -066 relating to real property, the
undersigned Grantor declares a permanent easement for a private Ingress /Egress and
Utilities easement for benefit of Lots 1, 2, 3 & 4 of said short plat.
1. This easement is for the sole purpose of the construction, use and maintenance of an
Ingress /Egress and Utilities easement. No parking is allowed within this easement.
2. Maintenance of the easement shall be shared equally by the benefited parties.
3. Cost of maintenance or repair of a utility within said easement shall be borne by the party(s) served
by that utility.
4. This easement agreement shall run with the land and shall be binding on all parties having or
acquiring any right, title or interest in the land described herein.
5. The cost of maintenance, repair or reconstruction of that portion of the sewer used in common shall
be borne in equal shares by the above property owners, except that the owners of any lower parcel shall
not be responsible for the part of the clean or reconstruct the sewer, the parties of this agreement shall
• have a right of entry for that purposes.
