Background
3 Phase Process

En vironment Advisory Committee
2) Update of the /Natural En vironment Element of
the Comprehensive Plan
3) Align the Zoning Code with the Comprehensive
Plan
Natural Environment Goals
• Increase Tukwila's overall tree canopy in all
zones
• Promote tree retention through education,
incentives and regulations
• Encourage use of larger trees where appropriate
• Provide flexibility in the code
• Promote long term tree health through education
about best practices
Summary of Changes
• This chapter does not apply to single family
properties
• It does apply to industrial, commercial and
institutional uses
• No changes are proposed to Non - Conforming
Regulations at 18.70
• Landscape compliance is triggered by owner
initiated upgrades or redevelopment that require
design review
Summary of Changes
• Based on regulations in the new Tukwila
Urban Center chapter
• Incorporated best practices from other
jurisdictions
• Addressed comments from Puget Sound
Energy
Summary of Changes
• Increased parking lot landscape requirements
• Parking lot landscaping added to industrial zones
• Incentives for retaining existing trees
• Trees spaced according to mature size
• Pruning standards, topping generally prohibited
• Code modifications and clustering may be
approved by the Director
Summary of Changes
• Attachment B is annotated with the sources of
the proposed changes
• Items currently in 18.52 not related to
landscaping such as recreation space and
recycling will be moved to more appropriate
locations in the code
