Re: Preliminary Plat submission — Ryan Way Heights
To Whom It May Concern:
Please find attached a submission for approval of a 14 Lot Preliminary Plat on
property that is located on the south side of South Ryan Way between 47th Ave.
South and South 107th Avenue. The property legal description is Lots 10 -13
Merrick's Acre Tracts, Div. 2.
The proposed subdivision of 14 lots meets or exceeds current Residential Zoning
requirements of 6500 sq. ft. or more per residential lot. An existing house on the
property will remain and receive several upgrades including connection to public
sewer and natural gas. The Developer plans to construct single family homes in both
two -story and split -level of about 2670 square feet.
Connection to public water for the plat is from existing mains located in South 107th
Street. Sewer access will connect by an easement between lots 2 and 3 to a recently
installed manhole at the south intersection of 47th Ave. South and South Ryan Way.
Storm drainage will be designed to current standards with outflow to southwest
corner on 47th Avenue South. This is consistent with current drainage outflow.
Based on our preliminary application review with the City of Tukwila, access to the
property will be from Ryan Way immediately south of the intersection with South
107th Street with proposed street "Road A ". The proposed access is in a diagonal
alignment with 47th Ave. South on the north side of South Ryan Way. This access to
the property allows the best visual egress and ingress onto South Ryan Way with
more than 400 feet visibility in both directions. "Road A" will extend south to the
property line for a future connection with 48th Ave. South. In addition, "Road B"
will connect lots 1 -6 via a cul -de -sac. An easement between lots 8 and 11 will access
lots 9 and 10. Lots 12 and 13 will access off South 107th Street.
As part of our preliminary plat proposal, a "partial vacation" of the south 25 feet of
South 107th Street along the north property line of the property. Due to access
concerns onto Ryan Way, this street is currently blocked to through traffic. The
only resident, Matt Armitage, who currently accesses his property by South 107th
Street, has signed the application for partial vacation. He would like to connect to
our sewer main during construction.
The vacation would close off the south 25 feet of South 107th by extending the
sidewalk along Ryan Way to the mid -point of the current 50 -foot right -of -way.
