Violation # 1 ABANDONED PREMISES AS NUISANCE
Code Reference:
TMC 8.28.030(D) Abandoned premises, chronic nuisance buildings or premises, vacant
nuisance buildings, and vacant nuisance properties are found and declared to be public
nuisances.
The City observed a vacant structure on the above - referenced property. The building
permit (006 -110) for the construction of a 2,000 square foot two story addition to the
existing residence, a 750 square foot attached garage, and a 110 square foot covered
deck area at the above- referenced address expired on July 4, 2009. There are no active
permits for construction at the above- referenced address. The partially- constructed
premises have therefore been abandoned. (See attached photo).
Corrective Action: Obtain a new building permit to complete the construction of the structure, and complete
construction of the structure in accordance with said permit;
OR
Obtain a demolition permit to remove the structure, and demolish the structure in
accordance with said permit.
Compliance Date: November 24, 2016
Violation # 2 VACANT BUILDINGS, STRUCTURES AND PREMISES
Code Reference:
TMC 8.28.030(B)(8)(f) Vacant nuisance building: Incomplete construction whereby the
building permit has expired and the construction project has been abandoned for more
than 30 days.
The City observed a vacant structure on the above - referenced property. The building
permit (D06 -110) for the construction of a 2,000 square foot two story addition to the
existing residence, a 750 square foot attached garage, and a 110 square foot covered
deck area at the above- referenced address expired on July 4, 2009. There are no active
permits for construction at the above - referenced address. The partially- constructed
premises have therefore been abandoned. (see attached photo).

Violation # 3 UNPERMITTED / UNAUTHORIZED STRUCTURE
Code Reference:
TMC 8.45.030(B): It is unlawful for any person to initiate, maintain, or cause to be
initiated or maintained, the use of any structure, land or property within the City without
first obtaining the permits or authorizations required for the use by the applicable
provisions of any of the Tukwila Municipal Code.
The City observed a vacant structure on the above- referenced property. The building
permit (D06-110) for the construction of a 2,000 square foot two story addition to the
existing residence, a 750 square foot attached garage, and a 110 square foot covered

FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO $500 PER DAY.
PER VIOLATION :FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC. 8,45100(2).
Appeal Provisions
A person may, within ten days of receipt of this notice, file with the City Clerk a written notice of appeal
containing the following:
1. A heading with the words: "Before the Hearing Officer of the City of Tukwila"
2. A caption reading: "Appeal of " giving the names of all appellants participating
in the appeal.
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order.
4. A brief statement of the specific order or action protested, together with any material facts claimed to
support the contentions of the appellant(s).
5. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order should be
reversed, modified, or otherwise set aside.
6. The signature of all persons named as appellants and their official mailing addresses.
7. The verification (by declaration under penalty of perjury) of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is $100.00. All other zones $200.00. Fees must accompany the
written notice of appeals.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional
administrative hearings. Failure to respond may result in the matter being forwarded to the City Attorney for
further action.
