EXTERIOR STRUCTURAL MEMBERS
IPMC 304.4 All structural members shall be maintained free from deterioration and shall
be capable of safely supporting the imposed dead and live loads.
Per inspection from the City's building inspector, it was observed that the garage slab has
been elevated about 4 feet above the existing grade and is failing due to insufficient
foundation size and reinforcement. Also, there is a steep slope adjacent to the north side
of the garage and the soil is creeping away, adding to the foundation failure located above.
Corrective Action: Submit for a building permit, which should include a soil report and a geotechnical report
outlining recommendations to stabilize the steep slope and foundation!

IPMC 304.5 All foundation walls shall be maintained plumb and free from open cracks and
breaks and shall be kept in such condition so as to prevent the entry of rodents and other
pests.

If you have received this Notice, the City has determined that a violation exists on the above property. In order to
bring the property into compliance, you must complete the corrective action(s) above by the compliance date
indicated. If you fail to take the corrective action above, the City may issue a civil infraction or a Violation Notice
and Order, pursuant to Tukwila Municipal Code 8.45.050. You may be fined penalties of up to $500 per day per
violation for each day that the violation exists, under the provisions set forth in Tukwila Municipal Code
8.45.100(A)(1).
Property owners may be granted extensions due to extenuating circumstances. Please contact the Code;
Enforcement Officer to discuss this further.
