Assessor's Tax Parcel Number: 152304 -9072 KNOW ALL MEN BY THESE PRESENTS that for and in consideration of the sum of TEN DOLLARS ($10.00), and other good and valuable consideration, receipt whereof is hereby acknowledged, the undersigned Grantor, JK MONARCH, LLC, a Washington State limited liability company, does by these presents hereby convey, setover, assign, transfer and warrant to the City of Tukwila, a Municipal Corporation of the State of Washington , the following described street, sidewalk, and storm drainage improvements situated in King County, Washington: 355 LF of Curb and Gutter; 1,773 SF of 5 foot wide Concrete Sidewalk, and 350 SY of Asphalt Paving. 92 LF of 12 -inch Storm Pipe (HDPE), 175 LF of 12 -inch Storm Pipe (ADS), 164 LF of 96 -inch Wet Vault / Tank; one each Flow Restrictor / Oil Water Separator, three each Type I Catch Basins, and three each Type II — 54" Catch Basins. Total construction costs were in the amount of $72,172.50. As shown on the approved plans under Public Works permit no. PW14-0132 and as part of the JK MONARCH, LLC (a.k.a.) Macadam 7 Lot Short Plat development. Improvements are located within an easement and public right -of -way. Owner's / Grantor's real property legal description and legal description of said easement being attached hereto as Exhibit `A' and as depicted in Exhibit `B', which are attached and incorporated herein by this reference. Page 1 of 5 Together with any other appurtenances thereto. To have and to hold the same for the said Grantee, it's successors and assigns forever. The undersigned hereby covenants that it is the lawful owner of said property; that the same is free from all encumbrances; that all bills for labor and material have been paid; that it has the right to sell the same as aforesaid; that it will warrant and defend the same against the claims and demands of all persons and will pay any costs, including reasonable attorney fees incurred by Grantee, arising out of any such claim or demand. The Bill of Sale is given in consideration of the agreement of the Grantee, for itself, its Successors and assigns to incorporate said street, sidewalk, and storm drainage improvements and to maintain them as provided for in applicable City Ordinances. Foster Donation Land Claim located in Section 15, Township 23 North, Range 4 East of the W.M., in King County, Washington, Tying easterly of the east margin of 48th Avenue South (Macadam Road also known as State Aid Road No. 1) and Tying westerly of the west margin of Primary State Highway No. 1, and Tying southeasterly of the southeast margin of 138th Street (Adolph Baker County Road), and Tying southerly of a line distant southerly 110 feet, measured at right angles, from the southerly line of said 138th Street.
