EASEMENT
JOHN S. ROACH and CARLOTTA 1L ROACH, husband and wife, hereinafter
referred to as `GRANTOR', for 5175.00, which is hereby aclmowledged to be fair and
just compensation, do by these presents grant unto THE CITY OF TLUKWILA, a
municipal corporation of King County, Washington, hereinafter referred to as
'GRANTEE', a perpetual right -of -way easement for sidewalk and curb purposes with
the necessary appurtenances through, over and across the real property described on
Exhibits A and B, which property is situated in King County, Washington.
GRANTEE glen have the right, without prior institution of any suit or proceeding at
law, at times as may be necessary to enter upon said property, for the purpose of
construction, repairing, altering or reconstruction said sidewalk and curbs or making
any connections therefore; provided that such constructing, repairing, altering or
reconstructing of said sidewalk and curbs shall be accomplished in such a manner
that the private improvements existing outside the sidewalk area in this right-of-way
shall not be disturbed or destroyed, or in the event they are disturbed or destroyed,
they will be replaced in as good a condition as they were immediately before the
property was entered upon by the GRAN .LEE.
The GRANTOR shall retain the right to me said easement, so long as said use does
not interfere with the installation and maintenance of the sidewalk and utilities and
so long as the use does not interfere with use and purposes herein mentioned_
GRANTEE agrees that upon completion of such work, the surface of such easement
shall be restored and replaced to a condition substantially equal to that before the
work was commenced, to the extent that it is practical to do so.
This easement shall be a covenant running with the land and shall be binding upon
the successors. heirs and assigns of the GRANTOR hereto.

AND EXCEPT the Easterly three (3) feet of that certain road known as 30th
Avenue South, lying between the Southerly boundary extended of that certain
road known as 103rd Street and the Northeasterly boundary of that certain road
known as South 104th Street (also known as 27th Avenue South and as Mille;
Road), and lying within the above described main tract, as conveyed to Frank I.

the beginning of a 100.00 foot radius non tangent curve the right, the center of which bears
