FRONT, SIDE AND REAR YARDS &i OEzt /75 AN ORDINANCE OF THE TOWN OF TUKWILA AMENDING ORDINANCE NO. 251 BY ADDING TO CHAPTER 4, SECTION 4 -4A, AND PROVIDING PENALITIES FOR VIOLATIONS THEREOF. BE IT ORDAINED BY THE TOWN COUNCIL OF THE TOWN OFTUKWILA: SECTION 1. That Ordinance No. 251 be amended by adding to Chapter 4, Section 4 4A. CHAPTER 4 -LAND USE DISTRICTS SECTION 4 -4A DISTRICT R.M.H. MULTIPLE RESIDENCE HIGH DENSITY USE REGULATIONS: In District R.M. H. no building or land shall be used and no build- ing shall be erected, altered or enlarged, which is arranged, in- tended or designed for other than one of the following uses, except as otherwise provided in Sections 4 -12 and 4 -14: 1. Any use permitted in District R -4, as specified and regulated in Chapter 4, Section 4 -A. 2. Apartment House. 3. Hotels. 4. Offices and clinics of physicians, surgeons, dentists, physical therapists, architects, engineers, lawyers, when such offices occupy no more than the first two(2) Stories of the Building or a Cellar of a Building and the Story next above. HEIGHTS, YARD AND AREA REGULATIONS: In District R.M.H. the height of buildings or structures, the minimum dimensions of yards and the minimum lot area per family permitted on any lot shall be as follows for exceptions see Section 4 -17): No part of a Building shall exceed a height of one and one half(1 times the mean horizontal distance from such Building to the center line of the abutting Street or streets, except as modified in Section 4 -17. Each lot shall have Front, Side and Rear Yards of net less than the depths and widths as follows: Front Yard: 20 feet Side Yards: When Height of Building is: 1 -Story 2 -Story 3 -Story Over 3 -Story Rear Yard depth for 3. LOT AREA No Lot Area shall be less than four thousand (4,000) square feet, except as modified in Section 4 -17, provided that for Multiple Dwellings the minimum Lot Area per Dwelling Unit shall be as follows: 4. Apartment Houses; 2 for each 3 dwelling units. HOTEL A building or portion thereof designed or used for the transient rental of 5 or more units for sleeping purposes. A central kitchen, and dining room and accessory shops and services catering to the general public can be provided. Not included are institutions housing persons under legal restraint or requiring medical attention or care. APARTMENT HOUSE A Building or portion of a Building arranged or designed to be occupied by five or more families living independently of each other. SECTION 11. PENALTY FOR VIOLATION As provided for in Section 4 -28 SECTION 111. This Ordinance shall be in full force and effect from and after its passage, approval and publication as provided by law.
