Project Description: This SEPA review is for earth movement related to the construction of a 2,295 square foot restaurant with drive through and 19 parking stalls. The applicant proposes to remove 491 cubic yards of earth and to replace with 400 cubic yards of fill, imported from off-site. Cut and fill is in response to construction requirements for project and to comply with City of Tukwila Flood Control Zone requirements, Tukwila Municipal Code (TMC) section 16.52 Agencies with jurisdiction: None Summary of Primary Impacts: • Earth Site is generally flat with no history of unstable areas. Site is not within the Shoreline Management Zone (TMC 18.45), although Green River is approximately 220 feet from proposed east property line for project. Project includes over -excavation and refilling of site with structural fill, as referenced in project description. Approximately 80% of site is composed of impervious surfaces. Temporary erosion control measures will be used during construction. • Air Equipment exhaust from excavation will be generated, as well as related effects from use drive-through components of restaurant • Water The Green River is located approximately 220 feet east of parcel. No work will occur within Shoreline zone, with no sensitive areas found on parcel. Storm water runoff will occur from result of project, which will be collected in existing storm drainage system.
