This project will involve 6.99 acres. Currently, the site has been fully developed. We are proposing a 18,980 s.f
change of use from warehouse to retail. The rest of the building will be leased as is.

applications related to this checklist.

Due to low number of the employees working at the proposed project, there will be minimal impact on the
current traffic systems.

No. No additional fire service would be required except in case of emergency. There should not be any
additional requirements for police or health care.

SUBJECT: Trip Generation for United Buy & Sell in Tukwila at
Previous Nordstrom Warehouse
Dear Edi:
Per your request we have summarized below the estimated trip
generation associated with the proposed United Buy & Sell
Furniture Store in Tukwila which will lease a portion of the
space previously occupied by the Nordstrom warehouse
facilities. The trip generation is based on information
provided in the 1991 ITE Trip Generation Manual - 5th Edition
and compares the proposed use with the previous use. Land
Use Codes 890, Furniture Store, and 150, Warehousing, most
closely resemble the proposed and previous uses respectively.
The ITE Trip Generation Manual describes these land uses as
follows:
LUC 890 - Furniture Store
"A furniture store specializes in the sale of furniture,
and often, carpeting. Furniture stores are generally
large, and include storage areas. The sites surveyed
include both traditional retail furniture stores and
warehouse stores with showrooms."
LUC 150 - Warehousing
"Warehouses are primarily devoted to the storage of
materials; they may also include office and maintenance
areas. A related land use is high -cube warehouse (land
use 152)."
The proposed furniture store will lease 71,023 square feet of
which 18,980 square feet will be the retail/showroom area and
the remaining 52,043 square feet will be used as warehouse.
The following table summarizes the trip generation for the

proposed use and the previous use based on the average trip
rates. Note that all 71,023 square feet of space for the
United Buy & Sell will be assessed as furniture store, since
the ITE land use code description notes that the storage
areas for furniture stores were included in the trip
generation rates.
