Memorandum TO: Jack Pace FROM: John Jimerso RE: SEPA - Gateway orth Bldg. #10 DATE: June 5, 1995 Project File No. E95-0011, Project Description: The site is located at 11521 East Marginal Way South. The proposal is to construct a 24,187 square foot office and warehouse building with 59 parking spaces on a 1.92 acre lot. BAR approval and a shoreline permit are required as the project is located within 200 feet of the Duwamish River. Agencies With Jurisdiction: Department of Ecology, Shorelands Division. Comments to SEPA Checklist: Page 3, No. 10: Other required approvals include a Land Altering Permit, Shoreline Substantial Development Permit and Board of Architectural Review approval. Summary of Primary Impacts/Proposed mitigation: The site will not have significant impacts on the environment. Construction noise will be limited from 7 am to 6 pm; measures for dust containment and erosion control will be taken as needed. A traffic study prepared for the industrial park in 1989 and current counts indicates no additional mitigation is warranted.
