Final inspection approval will be determined by the building inspector based on satisfactory completion of this requirement. 11: Manufacturers installation instructions shall be available on the job site at the time of inspection. 12: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. Permits presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the Building Official from requiring the correction of errors in the construction documents and other data. 20: ***FIRE DEPARTMENT CONDITIONS*** 21: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the following concerns: 22: An approved automatic fire sprinlder extinguishing system is required for this project. (City Ordinance #2050) 23: All new sprinkler systems and all modifications to existing sprinlder systems shall have fire department review and approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinlder systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance #2050) 24: Every building shall be accessible to Fire Department apparatus by way of access roadways with all-weather driving surface of not less than 20' wide and 13'6" vertical clearance. Access roads in excess of 150' shall be provided width an approved turn -around area. Access shall be within 150' of all portions of the buildings. (City Ordinance #2047) 25: For short plat development (four single family homes or less), hydrants shall be placed so that a hydrant is within 250 feet of a building. Distance from a hydrant to a building is measured along the path of vehicular travel. (City Ordinance #2052) 26: The minimum fire flow and flow duration requirements for one- and two-family dwellings having a fire area which does not exceed 3,600 square feet (344.5 m2) shall be 1,000 gallons per minute (3785.4 L/min.). Fire flow and flow duration for dwellings having a fire area in excess of 3,600 square feet (344.5 m2) shall not be less than that specified in Table A -III -A-1. Exception: A reduction in required fire flow of 50 percent, as approved by the chief, is allowed when the building is provided with an approved automatic sprinlder system. (IFC Appendix B105.1) 27: All required hydrants and surface access roads shall be installed and made serviceable prior to and during the time of construction. (IFC 503.1, 508.1) 28: Maximum grade for all projects is 15%. 29: Adequate ground ladder access to rescue windows shall be provided. Landscape a flat, 12' deep by 4' wide area below each required rescue window. 30: New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible and visible from the street or road fronting the property. Inspect and maintain this stabilization weekly and immediately before, during and following storms. 39: From May 1 through September 30, inspect and maintain temporary erosion prevention and sediment at least monthly. All disturbed areas of the site shall be permanently stabilized prior to final construction approval. 40: The site shall have permanent erosion control measures in place as soon as possible after final grading has been completed and prior to the Final Inspection. 41: It is strongly recommended that storm drainage designs be certified by a licensed engineer. Expiration of Plan Review – Applications for which no permit is issued within 180 days following the date of application shall expire by limitation. Building and Mechanical Permit The Building Official may grant one or more extensions of time for additional periods not exceeding 90 days each. The extension shall be requested in writing and justifiable cause demonstrated Section 105.3.2 International Building Code (current edition). Plumbing Permit The Building Official may grant one extension of time for an additional period not exceeding 180 days. The extension shall be requested in writing and justifiable cause demonstrated. First our chapter 7 financial reorganization will be final by the end of this month and I will finally be free from working to pay mostly debuts. I will be able to work less time to make money and spend the remaining time working on completing my house project. Second the property my parents have been trying to sell for the past 6 years , after many broken offers, has finally been sold and so money for the materials, permits, and contractors will be available to complete this project. Thirdly, I have completed the decks completely and have called for inspection. I have also made copies of our house plans and have distributed them to the fire suppression companies for bidding on the sprinkler system which is scheduled to be installed next. After this I will work with a plumber and electrician to plumb and wire my house and then have those inspected. I would like to keep you informed of my progress in these areas as they may not count toward the further extension of the permit ( I hope they do, but don't know for sure). The sale of sizeable family property to a developer fell through when the investing bank pulled funding from his project, until such a time as his first two projects are complete and the majority of homes are sold. In the meantime our whole family has been left to deal with the aftermath. In my case I will not be able to start or move on my approved remodel. Of course the possibility still exists that the sale will still happen and I may be able to start... but with the current global financial situation I am not very hopeful that this will happen. My concern is that if this economic down turn continues and I am not able to start my remodel in the additional 180 days... What will happen then? Will we need to resubmit our house plans and repay the large sum of money to keep the permit alive? or Is there a continuation fee that will keep the permit valid for another 180 days? Phone: 907-474-7201 0 GENERAL 01 This bulletin describes construction of a cistern for collecting and storing rainwater for household use. The design for a collection system and the construction and maintenance of such a cistern are described. 02 In many places along the coast, collecting rainwater is the only realistic method for obtaining useful drinking water. Usually, it is collected from the roof and diverted to a cistern (water tank) (Figure 02). 03 The rainwater, which is collected and stored under appropriate conditions, will be sanitary and safe as drinking water. The water can be purified, and the taste, color, and appearance can easily be improved. 04 Air pollution from industrial emissions has caused some rainwater to be relatively acidic and to contain soot and similar particles. However, evidence shows that there is no reason to warn against the use of rainwater. 05 Plant debris, soot, and dirt from the collection surface, will be flushed into the cistern. This will gradually reduce the quality of the water. A filter can be used to collect some of these contaminants. If the filter is installed in front of the cistern it must be large enough to accommodate all the water that will flow through it. If the filter is placed on the outlet side of the cistern, only the water that is used will be filtered. A filter will last longer if water for washing, irrigation, and so on is diverted and bypasses the filter. The simplest design is to place a filter in front of the drinking water outlet. If a filter is used, be sure that it has a sufficient capacity. If the filter clogs and this goes undetected, large amounts of water can be lost. Install an overflow to drain the water away if the filter is clogged. The overflow should empty where it will be noticed. 06 Before choosing a cistern design, select a location where sufficient water can be collected. Install pipe through the gasket and make the connection to the 4" sanitary tee using a solvent weld cement. Put tees directly under manway/inspection boss. 1f the tanks is equipped with an inspection boss, it can be cut open and a 6" pipe can be placed over the boss and extended to ground level for inspection. 4. Backfilling Exterior and Filling With Water CAUTION: Start filling the tank with water when you begin to backfill, keeping the water level even with the backfill level as you go. Backlit! with 12" maximum thickness layers of sand or gravel, well compacted. Always compact ends first. Tamp & compact backfill under inlet & outlet pipes where applicable. 5. Backfilling Top of Tank With the tank now filled with water, backfill to the surrounding level. Maximum of 30". 6. Water Cistern Installation A. We recommend bulkhead fittings (1-1/4" or smaller) be installed in the two 6" boss's located on the top of the tank, or the end wall (flat) either side of inlet or outlet 8. The cistern must be vented. C. For water -tight seal, lid must be seated with silicone caulking.
