In cases in which a use is not mentioned specifically, the Unit Power Allowance shall be determined by the building official. This determination shall be based upon the most comparable use specified in the table. See Section 1512 for exempt areas. 2) The watts per square foot may be increased, by 2% per foot of ceiling height above 20 feet, unless specifically directed otherwise by subsequent footnotes. 3) Watts per square foot of room may be increased by 2% per foot of ceiling height above 12 feet. 4) For all other spaces, such as seating and common areas, use the Unit Light Power Allowance for assembly. 5) Watts per square foot of room may be increased by 2% per foot of ceiling height above 9 feet. 6) Reserved. 7) For conference rooms and offices less than 150ft2 with full height partitions, a Unit Lighting Power Allowance of 1.1 w/ft2 may be used. 8) Reserved. 9) For indoor sport tournament courts with adjacent spectator seating over 5,000, the Unit Lighting Power Allowance for the court area is 2.60 W/ft2. 10) Display window illumination installed within 2 feet of the window, provided that the display window is separated from the retail space by walls or at least three -quarter -height partitions (transparent or opaque) and lighting for free-standing display where the lighting moves with the display are exempt. An additional lighting power allowance is allowed for merchandise display luminaires installed in retail sales areas that are specifically designed and directed to highlight merchandise. The following additional wattages apply: i. 0.6 watts per square foot of sales floor area not listed in items ii and iii below; ii. 1.4 watts per square foot of furniture, clothing, cosmetics or artwork floor area; or iii. 2.5 watts per square foot of jewelry, crystal or china floor area. The specified floor area for items i, ii, or iii above, and the adjoining circulation paths shall be identified and specified on building plans. Calculate the additional power allowance by multiplying the above LPDs by the sales floor area for each department excluding major circulation paths. The total additional lighting power allowance is the sum of allowances for sales categories 1, ii, or iii plus an additional 1,000 watts for each separate tenant larger than 250 square feet in area. The additional wattage is allowed only if the merchandise display luminaires comply with all of the following: (a) Located on ceiling -mounted track or directly on or recessed into the ceiling itself (not on the wall). (b) Adjustable in both the horizontal and vertical axes (vertical axis only is acceptable for fluorescent and other fixtures with two points of track attachment). This additional lighting power is allowed only if the lighting is actually installed and automatically controlled, separately from the general lighting, to be turned off during nonbusiness hours. This additional power shall be used only for the specified luminaires and shall not be used for any other purpose. This additional lighting power is allowed only if the lighting is actually installed. 11) Provided that a floor plan, indicating rack location and height, is submitted, the square footage for a warehouse may be defined, for computing the interior Unit Lighting Power Allowance, as the floor area not covered by racks plus the vertical face area (access side only) of the racks. The height allowance defined in footnote 2 applies only to the floor area not covered by racks. 1 FRANKLIN ENGINEERING MECHANICAL CONSULTING March 18, 2013 RE: Nissin Transportation 18436 Cascade Ave S #12 Tukwila, WA 025 Fourth AVcllue Suite 202 K.i r'k lnd, WA 98,033 REVIEWED FOR CODE COMPLIANCE APPROVED APR 10 2013 0 City of Tukwila BUILDING DIVISION A - PH 425 327-3324 FAX 425 027-0252 hvacO fr and:linen g. c.om ENVELOPE SUMMARY Conversion of existing semi -heated warehouse to conditioned office space to add on to existing conditioned office. In accordance with Washington State Department of Health guidelines for Group A Public Water Systems, Public Works has implemented a cross -connection control program to protect the public water system from contamination via cross -connection. The City has determined that the subject building has deficiencies on the domestic water and fire prevention lines a) Domestic Water A Reduced Pressure Principle Assembly (RPPA), previously called a Reduced Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the existing 1.5" permanent water meter. Installation at another location requires the Public Works Director's approval. The RPPA shall be installed in a Hot Box/Hot Rock or equal freeze protection enclosure anchored to a minimum 4" thick concrete pad. Public Works strongly recommends a power supply be provided for the freeze protection enclosure. b) Fire Prevention The 8" fire line DCDA is overdue for testing. It was due for annual testing in August 2012. c) Landscape Irrigation a) The 1.5" irrigation Double Check Valve Assembly (DCVA) is overdue for testing. It was also overdue for annual testing in August 2012. b) The existing 1.5"sewer deduct meter on the irrigation system is not AMR compatible. It is a SENSUS brand so it will just require a new register installed in the meter to make it compatible. If you need assistance in the field, please contact Mr. Todd Reedy, Public Works Quality Specialist, at (206) 571-6309. A separate letter addressing backflow deficiencies will be mailed to CBRE, the property owner, on March 26, 2013. I have enclosed Development Bulletin C5 which spells out design and installation requirements for cross connection control. The Public Works Director will withhold issuance of this Tenant Improvement permit until the backflow issues are resolved. Applicant can post a bond for items 1) and 3b) in the amount equal to 150% of the RPPA installation and meter upgrade and testing cost together with a letter stating the installation within 90 days. The program requires elimination or control of any cross -connection between the distribution system and a consumer's water system by the installation of an approved backflow device. The City has determined that the building at the above address has deficiencies on the domestic water, fire prevention and landscape irrigation lines. 1) Domestic Water A reduced Pressure Principle Assembly (RPPA), previously called a Reduced Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the permanent water meter. Installation at another location requires the Public Works Director's approval. The RPPA shall be installed in a Hot Box/Hot Rock or equal freeze protection enclosure anchored to a minimum 4" thick concrete pad. Public Works strongly recommends a power supply for the freeze protection enclosure. On your site plan, please show the property line(s), street name, North arrow, building location, existing permanent water meter and proposed RPPA. Specify size, manufacturer name and backflow model number. Submit RPPA cut sheet and circle the backflow to be installed. 2) Fire Prevention The 8" fire line DCDA is overdue for testing. It was due for annual testing in August 2012. Please have the backflow tested by a certified tester and submit passing test report to Public Works. 3) Landscape Irrigation a) The existing 1.5" irrigation Double Check Valve assembly (DCVA) is overdue for testing. It was due for annual testing in August 2012. Please have the backflow tested and submit passing test report to Public Works. b) There is an existing 1.5" sewer deduct meter on the irrigation line that is not AMR compatible. The meter is a SENSUS brand so it will just require a new TRPL register installed in the meter to make it compatible to the SENSUS automatic reading system. If you opt to install, you may install under a separate permit or under a revision to D13-097 Tenant Improvement permit application. If you opt to install under the Tenant Improvement permit, you must supply the installation plans consisting of a schematic that clearly shows proposed RPPA, locations of the domestic water and irrigation deduct meters in relationship to the property line(s) and the building envelope. RPPA and AMR register installation will trigger a Public Works Type C Construction Permit, which has a progressive fee. For a Type C permit, Public Works collects a base application and plan review fee ($250.00 plus 2.5% of construction cost for installation of the subject devices) when the application or revision to this TI is submitted. An additional 2.5% of construction cost for backflow installations will be assessed at the time of permit issuance. If you opt to bond for the installation, you must provide the following to the Permit Center: 1) an original design and installation estimate for items 1 and 3b, 2) a bond for 150% of the design and installation cost, and 3) a letter stating your intent to install the backflows within 90 days.
