PERMIT CONDITIONS:
1: ***FIRE DEPARTMENT CONDITIONS***
2: An approved automatic fire sprinkler extinguishing system is required for this project. (City Ordinance
#2327) (CHANGE OF OCCUPANCY FROM A-2 TO A-3.)
3: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department
review and approval of drawings prior to installation or modification. New sprinkler systems and all
modifications to sprinkler systems involving more than 50 heads shall have the written approval of
Factory Mutual or any fire protection engineer licensed by the State of Washington and approved by the
Fire Marshal prior to submittal to the Tukwila Fire Prevention Bureau. No sprinkler work shall commence
without approved drawings. (City Ordinance No. 2327).
4: An approved manual fire alarm system including audible/visual devices and manual pull stations is
required for this project. The fire alarm system shall meet the requirements of Americans With
Disabilities' Act (I.B.C.), N.F.P.A. 72 and the City of Tukwila Ordinance #2328.
5: Local U.L. central station supervision is required. (City Ordinance #2328)

6: All new fire alarm systems or modifications to existing systems shall have the written approval of The
Tukwila Fire Prevention Bureau. No work shall commence until a fire department permit has been
obtained. (City Ordinance #2328) (IFC 104.2)
7: An electrical permit from the City of Tukwila Building Department Permit Center (206-431-3670) is
required for this project.
8: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code.
(NFPA 70)
9: A Type 1 hood shall be installed at or above all commercial cooking appliances and domestic cooking
appliances used for commercial purposes that produce grease vapors. Each required commercial kitchen
exhaust hood and duct system required by section 610 of the International Fire Code to have a Type 1
hood shall be protected with an approved automatic fire -extinguishing system installed in accordance
with this code. (IFC 610.2, IFC 904.2.1 and IFC 904.11) Automatic fire -extinguishing systems shall comply
with UL 300 or other equivalent standards and shall be installed in accordance with the requirements of
the listing. (NFPA 96, 10.2.3) (IF THE KITCHEN IS TO BE USED, THE KITCHEN HOOD SUPPRESSION SYSTEM
MUST BE UPGRADED.)
10: All new automatic fire -extinguishing systems and all modifications to existing automatic fire -extinguishing
systems shall have fire department review and approval of drawings prior to installation or modification.
11: Portable fire extinguishers shall be provided within a 30 -foot (9144 mm) travel distance of commercial -
type cooking equipment. Cooking equipment involving vegetable or animal oils and fats shall be
protected by a Class K rated portable extinguisher. (IFC 904.11.5)
12: The total number of fire extinguishers required for a light hazard occupancy with Class A fire hazards is
calculated at one extinguisher for each 3,000 sq. ft. of area. The extinguisher(s) should be of the "all
purpose" (2A, 10 B:C) dry chemical type. The travel distance to any extinguisher must be 75' or less. (IFC
906.3) (NFPA 10, 3-2.1)
13: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied.
Hangers or brackets shall be securely anchored to the mounting surface in accordance with the
manufacturer's installation instructions. Portable fire extinguishers having a gross weight not exceeding
40 pounds (18 kg) shall be installed so that its top is not more than 5 feet (1524 mm) above the floor.
Hand-held portable fire extinguishers having a gross weight exceeding 40 pounds (18 kg) shall be installed
so that its top is not more than 3.5 feet (1067 mm) above the floor. The clearance between the floor and
the bottom of the installed hand-held extinguishers shall not be less than 4 inches (102 mm). (IFC 906.7
and IFC 906.9)
14: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual
obstruction cannot be completely avoided, means shall be provided to indicate the locations of the
extinguishers. (IFC 906.6)
15: Extinguishers shall be located in conspicuous locations where they will be readily accessible and
immediately available for use. These locations shall be along normal paths of travel, unless the fire code
official determines that the hazard posed indicates the need for placement away from normal paths of
travel. (IFC 906.5)
16: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely
attached that indicates the month and year that the inspection was performed and shall identify the
company or person performing the service. Every six years stored pressure extinguishers shall be emptied
and subjected to the applicable recharge procedures. If the required monthly and yearly inspections of
the fire extinguisher(s) are not accomplished or the inspection tag is not completed, a reputable fire
extinguisher service company will be required to conduct these required surveys. (NFPA 10, 4-3, 4-4)
17: Egress doors shall be readily openab!e from the egress side without the use of a key or special knowledge
or effort. (IFC 1008.1.8.3 subsection 2.2)
18: Each door in a means of egress from an occupancy of Group A or E having an occupant load of 50 or more
and any Group H occupancy shall not be provided with latch or lock unless it is panic hardware or fire exit
panic hardware on rated fire doors. (IFC 1008.1.9)
19: Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of
egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the
path of egress travel is not immediately visible to the occupants. Exit sign placement shall be such that no
point in an exit access corridor is more than 100 feet (30,480 mm) or the listed viewing distance for the
sign, whichever is less, from the nearest visible exit sign. (IFC 1011.1)

20: Every exit sign and directional exit sign shall have plainly legible letters not less than 6 inches (152 mm)
high with the principal strokes of the letters not less than 0.75 inch (19.1 mm) wide. The word "EXIT"
shall have letters having a width not less than 2 inches (51 mm) wide except the letter "I", and the
minimum spacing between letters shall not be less than 0.375 inch (9.5 mm). Signs larger than the
minimum established in section 1011.5.1 of the International Fire Code shall have letter widths, strokes
and spacing in proportion to their height. The word "EXIT" shall be in high contrast with the background
and shall be clearly discernible when the exit sign illumination means is or is not energized. If an arrow is
provided as part of the exit sign, the construction shall be such that the arrow direction cannot be readily
changed. (IFC 1011.5.1)
21: Exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than
90 minutes in case of primary power loss, the sign illumination means shall be connected to an
emergency power system provided from storage batteries, unit equipment or on-site generator. (IFC
1006.1, 1006.2, 1006.3)
22: Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average of 1
foot-candle (11 lux) and a minimum at any point of 0.1 foot-candle (1 lux) measured along the path of
egress at floor level. Illumination levels shall be permitted to decline to 0.6 foot-candle (6 lux) average
and a minimum at any point of 0.06 foot-candle (0.6 lux) at the end of the emergency lighting time
duration. A maximum -to -minimum illumination uniformity ratio of 40 to 1 shall not be exceeded. (IFC
1006.4)
23: Aisles leading to required exits shall be provided from all portions of the building and the required width
of the aisles shall be unobstructed. (IFC 1013.4)
24: Every room or space that is an assembly occupancy shall have the occupancy load of the room or space
posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted
signs shall be of an approved legible permanent design and shall be maintained by the owner or
authorized agent. (IFC 1004.3)
25: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed
that set forth in Table No. 803.5 of the International Building Code.
26: In occupancies of Groups A, E, I and R-1 and dormitories in Group R-2, curtains, draperies, hangings and
other decorative materials suspended from walls or ceilings shall be flame resistant in accordance with
NFPA 701 or be noncombustible. Where required to be flame resistant, decorative materials shall be
tested by an approved agency and pass Test 1, as described in NFPA 701, or such materials shall be
noncombustible. Reports of test results shall be prepared in accordance with NFPA 701 and furnished to
the fire code official upon request. (IFC 805.1, 805.2)
27: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City
Ordinances #2327 and #2328)
28: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not
imply approval of such condition or violation.

30: ***BUILDING PERMIT CONDITIONS***
31: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
32: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
33: New suspended ceiling grid and light fixture installations shall meet the seismic design requirements for
nonstructural components. ASCE 7, Chapter 13.
34: Partition walls shall not be tied to a suspended ceiling grid. All partitions greater than 6 feet in height
shall be laterially braced to the building structure. Such bracing shall be independent of any ceiling splay
bracing.
35: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
36: All food preparation establishments must have Seattle/King County Department of Public Health sign -off
prior to opening or doing any food processing. Arrangements for final Health Department inspection shall
be made by calling Seattle/King County Department of Public Health, (206/296-4928), at least three
working days prior to desired inspection date. On work requiring Health Department approval, it is the
contractor's responsibility to have a set of plans approved by the agency on the job site.
37: There shall be no occupancy of a building until final inspection has been completed and approved by
Tukwila building inspector. No exception.
38: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector
based on satisfactory completion of this requirement.
39: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
40: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
41: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the
City of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or
other ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
42: All mechanical work shall be inspected and approved under a separate permit issued by the City of
Tukwila Permit Center (206/431-3670).
43: Type 1 Hoods, the required grease duct leakage test and (light test shall be performed by a special
inspection and testing agency in accordance with I.M.C. Chapter 5.

Dear Pastor Henry Jenkins:
I have been asked to clarify some apparent confusion regarding our final inspection process. It is my
understanding that you have a tenant improvement at 14925 Interurban Ave S. for a sandwich shop.
In order to help you receive final approval for this permit I recommend that you contact the Fire Department
and schedule any testing or inspection requirements that they have. Please note that we require the Fire
Department to approve your project before we are able to sign off. All fire protection systems need to be
approved and operational.
After you have insured that your project is finished and all items on your approved plans are installed and
correct then call our inspection line at 206-438-9350 to schedule a final inspection. During this final inspection
we will review all areas and aspects of your project to insure its completeness with the approved plans and
compliance with the codes.
Once you have scheduled an inspection please contact me directly so that can adjust my schedule to visit the
site with the building inspector to answer any questions you may have.

The Building Division has deemed the subject permit application incomplete. To assist the applicant in expediting
the Department plan review process, please forward the following comments.
(GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not
copied.)
Before any occupancy of this building can be approved (storage is occupying that space), the current
occupancy shall be identified on the plan as requested with all currant buildings type -of -construction information.
All requested information shall be accurately shown on the plan. The new construction shall meet all code
requirements including those required to meet ADA. A permit shall be required before any construction or
alterations of the spaces in this building (or any building) are to proceed. The change of use may be applied for at a
later date under a separate permit. The current buildings use and occupancy may be used and shall be identified on
the plans to occupy this building under current occupancy classification with the required construction permits for
the alterations shown (see code sections below). In any case no occupancy of this building is allowed until the
proper permits have been reviewed for correctness and final inspections have been completed.
IBC 105.1 Permits Required.
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the
occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any
electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any
such work to be done, shall first make application to the building official and obtain the required permit.
IBC 107.2.1 Information on construction documents.
Construction documents shall be dimensioned and drawn upon suitable material. Electronic media documents are
permitted to be submitted when approved by the building official. Construction documents shall be of sufficient
clarity to indicate the location, nature and extent of the work proposed and show in detail that it will conform to
the provisions of this code and relevant laws, ordinances, rules and regulations, as determined by the building
official.
IBC 111.1 Use and occupancy.
No building or structure shall be used or occupied, and no change in the existing occupancy classification of
a building or structure or portion thereof shall be made, until the building official has issued a certificate of
occupancy therefor as provided herein. Issuance of a certificate of occupancy shall not be construed as an approval
of a violation of the provisions of this code or of other ordinances of the jurisdiction.

1) The submitted plans were submitted for a permit to continue the framing of the
three (3) noted partitions on the plan and that is all. The Plans are not submitted
for an occupancy permit but for a permit to continue to complete the referenced
framing of those three partitions only.
2) When the Owner determines what and how he is going to use the space in this
building he will submit a full set of plans reflecting his intentions, but not until.
He will then complete all of the requirements you've reference.
3) The door at the west end hallway is an existing door and has been there since the
last owner occupied the building. It met code requirements then and will be
replaced with a new occupancy/use is determined by the present owner.
4) Most of unreferenced partitions are existing as is noted on the submitted plan and
more than likely will be replaced when he decides what to do with the entire
space.
5) The existing ceiling is in place and will be replaced to meet the requirements of
future use. Currently it is a 2x4 lay in suspended system about 40 years old.
6) No lighting is to be installed at this time. We are, of course, not at that point yet.
7) I am licensed in 26 states and have practiced with a license for more than 50
years. Even in the early years there were only two locations that required the
Architect to sign the drawing. The stamp was enough. When Computer came into
full practice no one signs there drawings in any state. In these days with
sophisticated hackers it is dangerous to let anyone float their signature around
anywhere and I am more nervous to leave my signature on any public document.
Please review the comments on the drawings submitted. Some from you department
came bye and stopped the work that Pastor Jenkins was doing. He needs that storage
space but he is not ready to complete the entire building at this time. He just wants to
finish the work he started. That is the only reason for this submittal, three partitions, and
that is all. It was a stupid requirement from the beginning.

I understand that you intend to begin operating a church at 14935 Interurban Ave South in the City of Tukwila.
I :further understand that last week your building permit application was deemed incomplete by the City's
Permit Center. I wanted to provide you additional information on code provisions that apply to your property.
The property at 14935 Interurban Ave South is zoned Regional Commercial Mixed Use (RCM). Under
Tukwila Municipal Code (TMC) 18.26.040 (4), a conditional use permit is required for religious facilities that
have an assembly area greater than 750 square feet. It appears that your proposed church will have an
assembly area greater than 750 square feet and thus a conditional use permit application is required. The
conditional use permit application must be obtained prior to issuance of any building permits and must be
reviewed the City's Hearing Examiner. You are more than welcome to submit your building permits to the
City for review while the conditional use permit application is pending. But please note that you will be
submitting the applications at your own risk in the event that the conditional use permit is denied or delayed in
issuance.
I have included the application for the conditional use permit with this letter. Conditional use permits
generally take six to eight weeks to process. I would encourage you to submit the application as soon as

Construction:
Formed code gauge steel housing. Corners are internally overlapped and welded for crisp
appearance without light leakage. Doors are sealed to prevent light leakage. Doors can be
removed easily without tools. All painted metal parts are pretreated with a phosphate bonding
process and painted with electrostatically applied high temperature baked white enamel for
superior quality and durability. Reflectors are constructed from the highest quality specular on
polished or white aluminum. Material form, fit and thickness meet or exceed all UL 1598
requirements. comquter assisted design provides maximum light output, uniform light
distribution, rigid strength and ballast access without the use of tools.The durable surface is highly
resistant to scratching and non-abrasive cleaning solutions, making the reflector easy to clean.
Electrical:
Energy saving and electronic Class P, CBM/ETL certified HPF ballast comply with Federal Energy
Efficiency Standards; Underwriters Laboratories listed.

These fixtures are specially designed to be the most energy efficient surface ceiling

1. I have made application for a permit from the City of Tukwila, Washington.
2. I understand that state law requires that all building construction contractors be registered with the
State of Washington. The exceptions to this requirement are stated under Section 18.27.090 of the
Revised Code of Washington, a copy of which is printed on the reverse side of this Affidavit. I have
read or am familiar with RCW 18.27.090.
3. I understand that prior to issuance of a permit for work which is to be done by any contractor, the
City of Tukwila must verify either that the contractor is registered by the State of Washington, or that
one of the exemptions stated under RCW 18.27.090 applies.
4. In order to provide verification to the City of Tukwila of my compliance with this requirement, I
hereby attest that after reading the exemptions from the registration requirement of RCW 18.27.090,
I consider the work authorized under this permit to be exempt under number 12, , and will therefore
not be performed by a registered contractor.
5. I understand that the licensing provision of RCW 19.28.161 through 19.28.271 shall not apply to
persons making electrical installations on their own property or to regularly employed employees
working on the premises of their employer. The proposed electrical work is not for the construction
of a new building for rent, sale or lease.

18.27.090 Exemptions. The regieion provisions of this chapter do not apply to.
1. An authorized representative of the United States
government, the state of Washington, or any incorporated
city, town, county, township, irrigation district, reclamation
district, or other municipal or political corporation or
subdivision of this state;
2. Officers of a court when they are acting within the scope
of their office;
3. Public utilities operating under the regulations of the
utilities and transportation commission in construction,
maintenance, or development work incidental to their own
business;
4. Any construction, repair, or operation incidental to the
discovering or producing of petroleum or gas, or the
drilling, testing, abandoning, or other operation of any
petroleum or gas well or any surface or underground mine
or mineral deposit when performed by an owner or lessee;
5. The sale of any finished products, materials, or articles of
merchandise that are not fabricated into and do not become
a part of a structure under the common law of fixtures;
6. Any construction, alteration, improvement, or repair of
personal property performed by the registered or legal
owner, or by a mobile/manufactured home retail dealer or
manufacturer licensed under chapter 46.70 RCW who shall
warranty service and repairs under chapter 46.70 RCW;
7. Any construction, alteration, improvement, or repair
carried on within the limits and boundaries of any site or
reservation under the legal jurisdiction of the federal
government;
8. Any person who only furnished materials, supplies, or
equipment without fabricating them into, or consuming
them in the performance of, the work of the contractor;
9. Any work or operation on one undertaking or project by
one or more contracts, the aggregate contract price of
which for labor and materials and all other items is less
than five hundred dollars, such work or operations being
considered as of a casual, minor, or inconsequential nature.
The exemption prescribed in this subsection does not apply
in any instance wherein the work or construction is only a
part of a larger or major operation, whether undertaken by
the same or a different contractor, or in which a division of
the operation is made into contracts of amounts less than
five hundred dollars for the purpose of evasion of this
chapter or otherwise. The exemption prescribed in this
subsection does not apply to a person who advertises or
puts out any sign or card or other device which might
indicate to the public that he or she is a contractor, or that
he or she is qualified to engage in the business of
contractor;
10. Any construction or operation incidental to the
construction and repair of irrigation and drainage ditches
of regularly constituted irrigation districts or reclamation
districts; or to farming, dairying, agriculture, viticulture,
horticulture, or stock or poultry raising; or to clearing or
other work upon land in rural districts for fire prevention
purposes; except when any of the above work is performed
by a registered contractor;
11. An owner* who contracts for a project with a registered
contractor, except that this exemption shall not deprive the
owner of the protections of this chapter against registered
and unregistered contractors. The exemption prescribed in
this subsection does not apply to a person who performs
the activities of a contractor for the purpose of leasing or
selling improved property he or she has owned for less than
twelve months;
12.* Any person working on his or her own property,
whether occupied by him or her or not, and any person
working on his or her personal residence, whether owned
by him or her or not but this exemption shall not apply to
any person who performs the activities of a contractor on
his or her own property for the purpose of selling,
demolishing, or leasing the property;
13. An owner* who performs maintenance, repair, and
alteration work in or upon his or her own properties, or
who uses his or her own employees to do such work;
14. A licensed architect or civil or professional engineer
acting solely in his or her professional capacity, an
electrician certified under the laws of the state of
Washington, or a plumber certified under the laws of the
state of Washington or licensed by a political subdivision of
the state of Washington while operating within the
boundaries of such political subdivision. The exemption
provided in this subsection is applicable only when the
person certified is operating within the scope of his or her
certification;
15. Any person who engages in the activities herein
regulated as an employee of a registered contractor with
wages as his or her sole compensation or as an employee
with wages as his or her sole compensation;
16. Contractors on highway projects who have been
prequalified as required by RCW 47.28.070, with the
department of transportation to perform highway
construction, reconstruction, or maintenance work;
17. A mobile/manufactured home dealer or manufacturer
who subcontracts the installation, set-up, or repair work to
actively registered contractors. This exemption only applies
to the installation, set-up, or repair of the
mobile/manufactured homes that were manufactured or
sold by the mobile/manufactured home dealer or
manufacturer;
18. An entity who holds a valid electrical contractor's
license under chapter 19.28 RCW that'employsa'certified
journeyman electrician, a certified residentiarspecialty
electrician, or an electrical trainee 11eet nethk,
requirements of chapter 19.28 RCW t04,,p�erfgrm plumbing
work that is incidentally, directly, ana iinm ediately
appropriate to the like -in-kind replatetei tof a,household
appliance or other small household utilization equipment
that requires limited electric poweTlnd limited waste
and/or water connections. An electrieal,traineemust be
supervised by a certified electrician' while performing
plumbing work.

SCOPE F WORK:
PROJECT DESCRIPTION
1) This work consists of removing one existing wood stud partition
and replacing it with a new stud wall at the south end of the
space and adding two new partitions at the west and north
end of the space to create a storage space within the building.
All work is within the existing building space.
2) There are no structural alterations or additions in this work.
3) Short partitions are extended to the west to adjoin with existing
partitions forming a corridor between the North and South ends
of the building space. A door is added to each end to for access.
Please Note: The new Owner has not yet determined the total uses
of the spaces within the building. Therefore, an
occupancy can not yet be determined. He does need
the storage space however.

BUILDING DIVISION
All Framing Construction work Shall conform to WISHA and OSHA and Shall conform to all local
Building Department Regulations and Codes.
No work may be Subcontracted to outside Framing Companies or Crews without written
authorization from the Architect and/or the Structural Engineer.
The Framing Contractor Shall Submit a Written Company Safety Program prior to beginning any
on-site work.
All Work Areas Shall be Broom Swept at the end of each work Day. All Safety Barricades and
Handrails required shall be installed when required and shall be maintained at all times.
All Douglas Fir and Hem/Fir Shall be Graded in Accordance with West Coast Lumber Inspection
Rule #16. Moisture Content Shall not Exceed 16%. Minimum Specifications Shall be as follows:
4x,6x Beams and Post: DF #1, Fv=95psi, Fb=1200psi.
Joists: Hem/Fir #2, Fb=1000psi
Headers: DF #2
Studs: Hem/Fir Stud Grade or Better
All wood in contact with Concrete Shall be Preservative Treated with 1/2" minimum air space all
around. All Deck Surfaces Shall be Preservative Treated or Composite Wood manufactured items
with a minimum of 16"o.c. Treated Joist Supports.
All Bolted items Shall be provided with a Bolt Hole not to exceed 1/16" larger than the nominal Bolt
size. Provide Washers and Nuts for All items bolted into position. All sill plate bolted to the
Foundations Shall Be 5/8" dia., spacing as noted on the drawings.
WALL FRAMING:
All Walls Shall have a Single Sill Plate w/spacer blocking and a Double Header Plate. End nail
head Plate to each Stud with 2-16d Nails, Face Nail and Toenail or End Nail Each Stud to the sill
Plate with 2-16dNails. Face Nail Double Header Plate with 16d @ 112"o.c. and lap a minimum of
4' at Joists and provide 16d Nailing @ 4" o.c.
When Installing the Sill Plate the Building Shall be Square to 1/4"+/-.
Corner Posts Shall be Constructed of not less than 3 Studs Nailed together to form a Single Unit and
set so as to receive interior finishes per plans and notes.
Build -Up Posts Shall be Nailed to each other with 16d Nails @ 12'o.c..
Nail Sill Plate from Stud Wall above to Wood Framing Below with 16d Nails @ 12"o.c..
Install All Shimming at minimum space at joists where necessary to Level the Sill Plate or Pony
Wall up to 1/4"+/-.
Exterior Sheathing Panels Shall Be as noted (5/8" or 1/2") OSB Exposure 1 or CDX Plywood
minimum. Sheath with 30# Asphalt Building paper or Tyvek, or approved equal.
Joists Shall have a Minimum Bearing surface of 1 1/2" on Wood Studs or Metal Framing Studs and
not less than 3 1/2" on Masonry.
Joists from opposite sides shall be off -set and lapped a minimum of 3" on Wood Studs Walls and
Nailed with a minimum of 3-16d nails.
Nail all Multi -Joist Beams together with 16d nails ® 12" o.c., Staggered.
All Nailing shall conform to ICB 2006 Edition.
BLOCKING:
Install Fire Blocking at Bathtub.
Install 2x4 Blocking @ 48" from floor for Towel Bars.
Install Blocking @ 7' for Upper Cabinets.
Any Cripple Walls less than 14" in any dimension shall be solid.
