However, in no event shall Carlisle's obligations extend beyond 20.5 years subsequent to the date of substantial completion of the Carlisle Total Roofing System. The Carlisle Total Roofing System is defined as the following Carlisle brand materials: Membrane, Flashings, Counterflashings, Adhesives and Sealants, Insulation, Cover Boards, Fasteners, Fastener Plates, Fastening Bars, Metal Work, Insulation Adhesives, and any other Carlisle brand products utilized in this installation. TERMS, CONDITIONS, LIMITATIONS 1. Owner shall provide Carlisle with written notice via letter, fax or email within thirty (30) days of the discovery 0f any leak in the Carlisle Total Roofing System. Owner should send written notice of a leak to Carlisle's Warranty Services Department at the address set forth at the bottom of this warranty. By so notifying Carlisle, the Owner authorizes Carlisle or its designee to investigate the cause of the leak. Should the investigation reveal the cause of the teak to be outside the scope of this Warranty, investigation and repair costs for this service shall be paid by the Owner. 2. If, upon inspection, Carlisle determines that the leak is caused by a defect in the Carlisle Total Roofing System's materials, or workmanship of the Carlisle Authorized Roofing Applicator m installing the same, Owner's remedies and Carlisle's liability shall be limited to Carlisle's repair of the leak. 3. This warranty shall not be applicable if, upon Carlisle's inspection, Carlisle determines that any of the following has occurred: (a) The Carlisle Total Roofing System (Membrane, Insulation or Accessory) is damaged by natural disasters, including, but not limited to, lightning, fire, insect infestations, earthquake, tornado, hail, hurricanes, and winds of (3 second) peak gust speeds of fifty-five mph or higher measured at 10 meters above ground; or (b) Loss of integrity of the building envelope and, or structure including, but not limited to partial or complete loss of roof decking, wall siding, windows, doors or other envelope components or from roof damage by wind-blown objects, or: (c) The Carlisle Total Roofing System is damaged by any intentional or negligent acts, accidents, misuse, abuse, vandalism, civil disobedience, or the like. During the term of this Warranty, Carlisle shall have free access to the roof during regular business hours. 7. Carlisle shall have no obligation under this Warranty while any bills for installation, supplies, service, and warranty charges have not been paid in full to the Carlisle Authorized Roofing Applicator, Carlisle, or material suppliers. 8. Carlisle's failure at any time to enforce any of the terms or conditions stated herein shall not be construed to be a waiver of such provision. 9. Carlisle shall not be responsible for the cleanliness or discoloration of the Carlisle Total Roofing System caused by environmental conditions including, but not limited to, dirt, pollutants, or biological agents. 10. Carlisle shall have no liability under any theory of law for any claims, repairs, restoration, or other damages including, but not limited to, consequential or incidental damages relating, directly or indirectly, to the presence of any irritants, contaminants, vapors, fumes, molds, fungi, bacteria, spores, mycotoxins, or the like in the building or in the air, land, or water serving the building. 11. This warranty is not assignable by operation of law or otherwise. Application may be made by a new building owner for reissuance of the warranty during the original warranty period. Certain procedures including, but not limited to, an inspection of the Roofing System by a Carlisle representative and fees will apply to any reissuance. Carlisle reserves the right, in its sole discretion, t0 refuse t0 reissue this warranty. These plans were submitted and approved for construction by the City of Tukwila. We understand your concern about the design meeting the intent of the code and are requesting a Code Alternate submittal as per IBC Section 104.1 1 . This section of the code states there are other design methods not specifically described by the code that may be used after approval by the Building Official. In this case, we are seeking your approval to install above -deck thermal insulation as permitted by Section 1508 of the 2009 IBC. The above deck rigid insulation would be installed per manufacturer's recommendation and standard of care for roof assemblies of this type. This letter will describe the existing assembly and reasons for applying the rigid insulation over the deck without ventilation. The existing roof construction had the following composition from bottom of ceiling to top of structural sheathing: • Painted Gypsum Wall Board • 12" Truss Joists at 16" on center • 5/8" plywood • Single Ply Torch -Down Roofing with Silver Paint. No insulation was observed in the truss spaces at the locations where roof sheathing or ceiling sheet rock was removed for moisture related damage on the existing roof. About 300-400 square feet of the existing roof had 3-4" of rigid insulation installed over the existing roof sheathing. In the areas below the rigid insulation, no moisture damage was discovered. It appears the rigid insulation installed over the sheathing was performing adequately, since the roof construction in 1980. The remaining roof has existing soffit vents with some "turbine" vents located in roof sheathing. The existing roof venting system does not vent all spaces of the flat roof assembly. Much of the soffit vents are painted over and many areas of the roof truss joists are blocked off by framing and do not allow for free ventilation. It should be noted that despite the lack of ventilation in the existing roof assembly, we have not observed any moisture related damages due to condensation. The water damage discovered is due to poor roof to wall installation. Following will be our proposed roof assembly from ceiling to roof top: • Existing Painted Gypsum Wall Board • Existing 12" Truss Joists at 16" on center • Existing 5/8" plywood • Self -adhered vapor barrier over entire roof sheathing extending over new parapets for air barrier continuity. • R-20 rigid insulation • 1 /4" Glass fiber reinforced cover board t,t. •i Lilt www.J2CONSULTANTS.COM Page 2 • 80 mil PVC roof membrane. This roof system is an effective assembly commonly used on all building types. Applying insulation outboard of the framing moves the dew point for condensation to the upper portions of the rigid insulation. Unventilated roofs over flat framing assemblies are proven building envelope designs. If requested we can provide Hygrothermal analysis of the designed roof assembly. We have done them on similar projects. These models are very complicated and do not address the many variables found in construction assemblies. For this reason, J2 provides diligent review of the construction installation procedures. As the Architect and Building Envelope Consultant on this project, we are providing the field reviews to verify the Contractor's compliance with the approved and permitted construction documents. We believe that adding ventilation below the insulation would be detrimental to the roof assembly as such ventilation would eliminate the air barrier design and would decrease the roof R -Value. In the Commercial Multi -Family Energy Code, the Envelope Summary states that roofs with "Insulation Entirely above the Deck" shall have a certain R Value with Continuous Insulation (noted as "c.i. in the Code). If ventilation were required below the continuous insulation it would obviate any Energy gains of the insulation above the deck. As this project is a remediation of an existing building with no insulation in the roof cavity, by adding the rigid insulation in this manner we are in effect improving the existing construction.. In summary, the roof design as permitted meets the statement of IBC 104.11" that the proposed satisfactory and complies with the intent of the provisions of this code, and that the material, method or work offered is, for the purpose intended, at least the equivalent of that prescribed in this code in quality, strength, durability and safety." Temporary Roofing: When adverse job conditions or weather conditions prevent permanent roofing and associated work from being installed in accordance with requirements, and it is determined by Contractor that roofing cannot be delayed because of need for job progress or protection of other work, proceed with installation of temporary roofing, per requirements of the roofing manufacturer. C. Moisture: Condensation or moisture migration into the roof system must be controlled so that it does not compromise the performance of the insulation and other components of the assembly. Moisture vapor tends to migrate from warmer to cooler areas. Air/vapor retarders are used to inhibit or block the flow of warm moist air into the roof system. Provide material to substrate as required to produce an even substrate that will maintain the required slope for drainage. 3.4 GENERAL INSTALLATION REQUIREMENTS A. All drains, projections and edges shall be installed in strict accordance with practices set forth in the NRCA Roofing Manual or manufacturer of membrane. All mechanical equipment requiring fastening shall be fastened with hex head screws with neoprene washers. B. Cooperate with inspection and testing agencies engaged or required to perform services in connection with roofing system installation. C. Provide cut-offs at end of each days work, to cover exposed partially installed membrane and insulation. Remove cut-offs before resuming work. D. In finished areas, storing, walking, wheeling, or trucking will not be permitted. Provide smooth, clean boards or plank walkways, runways, and platforms near supports, as needed to distribute weight to conform to indicate live load limits and transient Toads imposed during roofing installation and construction. E. Membrane overlaps shall be shingled with the flow of water whenever possible. 3.5 SUBSTRATE: A. Engineered Wood (Plywood or Oriented Strand Board) 1. Remove all rotted or deteriorated wood a minimum of 16" from last point of rot. Verify moisture content to be less than 14% before covering. Provide minimum 15/32 (12 mm) plywood or OSB depending on design pressures and holding capacity of membrane/insulation fasteners. Increase thickness if needed to match existing roof decking being replaced. Deck type and attachment shall conform to local code requirements. Fastener heads shall be recessed into the wood surface. 3.6 SEPARATION SHEET INSTALLATION A. Separation Sheet shall be applied over non -compatible, or irregular substrate starting at the low side of the roof with non -bucking water seams. Side and end laps shall be a minimum of 2". B. Separation Sheet must be secured with approved corrosion -resistant screws and 3" galvalume insulation plates, as supplied by I B ROOF SYSTEMS, to prevent movement from wind or traffic. C. The installation of Separation Sheet is to be followed immediately by the installation of IB PVC Single -Ply. 3.7 MECHANICALLY ATTACHED FIELD MEMBRANE APPLICATION A. Field Membrane is to be attached to the roof deck per the fastening and fastener requirements for the design pressure determined by the Authority Having Jurisdiction (AHJ), and the local building code. B. Zone 2 & 3 (perimeter & corner): Start by installing a 36" (half rolls) wide sheets at the low side of the roof (either at the base of a perimeter parapet wall or at the nailer of the perimeter edge) so that the water flows over, but never against the side laps. Turn over the edge, below the nailer (roof edge applications) or at the base of the perimeter parapet or roof curbs. Continue installing 36" (half rolls) wide Sheets as described until reaching the end of the perimeter zone that is being roofed that work day or onset of inclement weather. C. Welding Start -Up (start of every welding cycle: morning, after break, after lunch, ECT): Before starting any finish welding, operators are to conduct several test welds using the same membrane at the same ambient temperature as the just installed courses and cut 1" wide strips of the test membrane and pull apart (tear bond) to determine quality of the welds. A satisfactory weld is when the weathering layer (membrane surface) is fully welded to the underside of the overlapping membrane, and when pulled, is torn away, exposing the reinforcement scrim of the underlying membrane. Minimum acceptable Automatic welds are 1-1/2"wide and 2" wide for hand welds. Automatic Welder temperature and speed is to be monitored and adjusted throughout the day to prevent over -heating (creating blisters, burns and/or distortions of the lap area), under -heating (laps are not thermally sealed). Zone 1 (field): Start by installing a 72" (full rolls) wide sheets lapping onto the last course of the perimeter and corner sheets, so that the water flows over, but never against the side laps. Place approved fasteners at the ink markings of the Field Membrane per the lap spacing density required and secure using a clutch or adjustable depth powered fastening device. Installer to ensure that the fasteners are to engage the top rib (metal decks) or upper flat surface of the substrate and not over drive or strip out fastener from the roof deck. Continue installing 72" (full rolls) wide Sheets as described until reaching the end of the field zone that is being roofed that work day or onset of inclement weather. G. Membrane must be installed tightly around the base of pipe penetrations, or trimmed and gapped as required by the fire code around heat sources (like heat flumes, chimneys, ECT.). H. Zone 3 (corner):install perimeter sheets as described in section 3.09: B. install additional rows of fasteners and plates over the top surface of the installed sheets in a straight line at 3' intervals at the fastener spacing required by the designer of record or authority having jurisdiction. Install a cover -strip of reinforced 50 mil. IB membrane that is heat -welded around the perimeter of the cover -strip. 3.8 ROOF FLASHINGS A. Install stainless steel draw band 1/8" below the top of the cone to penetration connection and tool in a'/4" continuous bead of Urethane sealant at the top of the flashing. 3.9 BASE FLASHINGS A. Install the field, perimeter, and corner membranes as described in sections above. B. Install a membrane plates and fasteners evenly distributed around the base of all roof to wall (curbs, parapet walls, roof top equipment, ECT) 6" on center (for alternate field termination at base flashing see the manufacturers roofing details). Cut base flashing membrane to size and either adhere using VERTIBOND adhesive applied to both the substrate and the back of the base flashing membrane, or loose laid per the IB specifications manual. Heat weld around the perimeter of the base flashing sheet. Heat weld the appropriate inside or outside corner. Probe and repair all non -welded areas. Terminate the top of the membrane by installing a continuous bead of water stop between the top of the sheet and the top edge of the vertical substrate and nail off using the appropriate fastener at 6" on center. Counter flash as specified. 3.10 ROOF EDGES A. Install the perimeter, and corner membranes as described in sections above. B. Start by laying the IB Clad Metal tightly to the interior edge of the roof edge and secure to the wood nailer/ blocking using approved fasteners that meet the withdrawal requirements for perimeter securement by the local building code. Gap all end joints a minimum of 1/4" and install 2" wide IB foil tape starting at the bottom edge of the crimp and to the interior outer edge of the deck flange. Install an IB cover strip that is a minimum of 5" wide and fully welded to the IB Clad Metal. Thant starts from the underside of the metal, and is terminated a minimum of 2" beyond the deck flange. Install a minimum 6" wide edge metal cover strip by welding the membrane starting at the top edge of the deck flange and welded to the field membrane. Over -lap and heat weld all end laps a minimum of 3". 3.11 ROOF DRAINS A. Install the field, perimeter, and corner membranes as described in sections above. B. Install a membrane plates and fasteners evenly distributed around the base of the roof drain 6" on center. Cut drain flashing target membrane to size and Heat weld around the perimeter. Probe and repair all non -welded areas. Make a small hole to allow water to enter drain. Using a sharp knife, cut small x where the drain bolt can be inserted to the drain bowls threaded hole. Lift target and apply a heavy bead of water stop between the drain and the target sheet. Lay clamping ring and strainer basket over the target sheet, thread in the drain bolts, than tighten to provide compression seal at the drain. 3.12 ROOF SCUPPERS A. Install the perimeter, and corner membranes as described, and the base flashings of the perimeter walls as described in section above.
