Provide an elevation cross section "cut" view, similar to sheet # 2, showing framing of new and existing framing for beams, roof components and show all dimensions from finish grade to top of deck and ceiling height. Show how the exterior sheathing shall extend from top and end at the bottom of the wall framing. It is not clear if the intent is to extend sheathing over the floor joist band -board. There shall be a double joist where the joist is parallel to walls above. Specify the type of exterior sheathing with type and spacing of fasteners attaching the sheathing. Specify if there shall be interior finishes and what that will be or if open framing. 3. If this is not to be a heated or insulated space, the exterior wall framing may be 2x4 rather than 2x6 studs. (This is for your information only not a requirement.) 4. Since this is shown as an un -insulated space it shall not be allowed as a heated occupied living space. Specify on the plans this to be a non -heated non -occupied living space. 5. Show the stairs coming off the deck with stair and guardrail details. 6. Provide a plan view (not isometric) showing door swing of double doors and other openings into the sunroom from the residence. Doors shall swing in unless there is a landing on the exterior minimum of 36 inches deep and wide where doors swing out. 7. On the floor plan, identify rooms of the house specifically bedroom windows adjacent to the sunroom and any openings into the sun room. (IRC R303.7.1 Sunroom additions. Required glazed openings (such as bedroom windows) shall be permitted to open into sunroom additions or patio covers that abut a street, yard or court if in excess. of 40 percent of the exterior sunroom walls are open, or are enclosed only by insect screening, and the ceiling height of the sunroom is not less than 7 feet.
