All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING - C DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. 1. The revision is specifying a new Wood Burning Fireplace. Include notes to specify "Fireplace shall be UL listed and certified for compliance with the State of Washington and EPA emissions standards." In addition, show an exterior insulated wall around the fireplace. 2. Revise code notes to specify compliance with 2012 building and energy codes. 3. Some of the notes and details are not clear or legible. Provide plans where all details and notes are clear and readable. 4. It appears the intent is to remove the large window and framing providing direct access to the existing house. Therefore this becomes a new heated space and shall be required to meet current energy codes. The windows, including the relocated window, shall also meet current energy code standards. Provide specifications for window "R" values complying with current 2012 energy codes. Specify window size on the left wall. Also specify if the opening for the relocated window shall be opened for a passageway or if that is to be enclosed. (2012 WSEC Table R402.1.1 & Table R402.1.3) 5. "Buildings and structures, and all parts thereof, shall be constructed to safely support all loads, including dead loads, live loads, roof loads, flood loads, snow loads, wind loads and seismic loads as prescribed by this code. The construction of buildings and structures in accordance with the provisions of this code shall result in a system that provides a complete load path that meets all requirements for the transfer of all loads from their point of origin through the load -resisting elements to the foundation." Where the new walls are constructed to enclose the sunroom, a footing shall be required to the minimum depth of 12 inches below finish grade, extending up to the underside of the patio slab with positive connections. In addition the energy codes shall require perimeter insulation, in this case R10, to extend from the bottom of the footing, or minimum of 24 inches, to the base of the wood framing or sill plate on the concrete pad to create a thermal break. Revise plans to show at least a footing as described around the perimeter of the sunroom with R10 insulation. Specify or show in the new detail, method of protection for the exposed portions of R10 insulation around the exterior wall. (IRC R301.1, R401.2 & WSEC R402.2.9) 6. Provide dimensions for the ceiling at the exterior by the exterior doorway. The minimum clear height of the door opening shall not be less than 78 inches in height measured from the top of the threshold to the bottom of the stop.
