September 4, 2013 SEGALE PROPERTIES 5811 Segale Park Drive C Tukwila, WA 98188 ATTN: Steve Nelson RE: Segale Building 752 18303 Andover Park West, Tukwila, WA Roof Membrane Replacement Steve: It is my understanding that you are anticipating a roof repair for Segale Building 752 located at 18303 Andover Park West, Seattle, WA. As you know, this building, built in the mid 1970's, has a wood framed roof structure and a single built-up roofing system. In addition, the building structure appears to have performed well for over 35 years. During a recent site visit, I did not notice any building distress or roof structure movement. It is my understanding that you will be removing the existing built-up roofing at 4.4 lb. per square foot and installing 2 '/2" rigid insulation at 0.40 lb. per square foot and a single ply membrane at 0.40 lb. per square foot resulting in a net reduction of 3.6 lb. per square foot of dead load on the roof structure. Section 3404.3 of the 2012 ICC allows for a 5% increase in the load on the roof without requiring modification to the original structural members. By adding a single ply membrane you will be reducing the dead load on the roof. It is my opinion that the existing roof structure is adequate to support the new roof membrane. VersiWeld High Slope (HS) membrane (also known as Extra Slope (ES)) is formulated with additional flame retardant (compared to Standard) for higher -slope fire code approvals. Versico's VersiWeld TPO membrane is based on advanced polymerization technology that combines the flexibility of ethylene -propylene (EP) rubber with the heat weldability of polypropylene. All VersiWeld TPO membranes include OctaGuard XTTM', an industry-leading, state-of-the-art weathering package. OctaGuard XT technology enables VersiWeld TPO to withstand extreme weatherability testing intended to simulate exposure to severe climates. Physical properties of the membrane are enhanced by a strong polyester fabric that is encapsulated between the TPO-based top and bottom plies. The combination of the fabric and TPO plies provides VersiWeld reinforced membranes with high breaking strength, tearing strength and puncture resistance. The relatively smooth surface of VersiWeld membrane produces a total surface fusion weld that creates a consistent, watertight monolithic roof assembly. The membrane is environmentally friendly and safe to install. The substrate and membrane are coated with an approved Versico TPO Bonding Adhesive and the membrane is rolled into place. REVIEW CURRENT VERSICO SPECIFICATIONS AND DETAILS FOR SPECIFIC INSTALLATION REQUIREMENTS. Precautions 1. Sunglasses that filter out ultraviolet light are strongly recommended as tan and white surfaces are highly reflective. Roofing technicians should dress appropriately and wear sunscreen to protect skin. 2. 3. 4. 5. 6. Surfaces may become slippery due to frost and ice buildup. Exercise caution during cold conditions to prevent falls. Care must be exercised when working close to a roof edge when surrounding area is snow-covered as the roof edge may not be clearly visible. Use proper stacking procedures to ensure sufficient stability of the rolls. Exercise caution when walking on wet membrane. Membranes may be slippery when wet. Store VersiWeld membrane in the original undisturbed plastic wrap in a cool, shaded area and cover the light-colored, breathable, waterproof tarpaulins. VersiWeld membrane that has been exposed to the weather must be prepared with Weathered Membrane Clea - • 'or to hot-air welding. UECHNCAIL DA Extreme Testing for Severe Climates ASTM Standard D6878 is the material specification for Thermoplastic Polyolefin Based Sheet Roofing. It covers material property requirements for TPO roof sheet and includes initial and aged properties after heat and xenon -arc exposure. As stated in the scope of the standard, "the tests and property limits used to characterize the sheet are values intended to ensure minimum quality for the intended purpose." Versico's goal is to produce TPO that ensures maximum performance for the intended purpose of roofing membranes. Maximum performance requires the membrane to far exceed the requirements of ASTM D6878. For severe climates like Miami, FL and Phoenix, AZ, EXTREME testing is required. Neat Aging accelerates the oxidation rate that roughly doubles for each 10°C (18°F) increase in roof membrane temperature. Oxidation (reaction with oxygen) is one of the primary chemical degradation mechanisms of roofing materials. VERSICO EXTREME TESTING - HEAT AGING ASTM Requirement Verslweld Requirement ASTM TEST 240°F 32 weeks 52 weeks' Versico 275°F N/A Extreme Test 'Comparable to 1,024 weeks (20 yrs) at 185°F for 6 hrs/day. 13 weeks ° Test specimen is 1" by 4" piece of 45 -mil membrane unbacked, placed in a circulating hot-air oven. Criterion - no visible cracks after bending aged test specimen around 0.25" -diameter mandrel. Xenon -Arc exposes the membrane samples to the combined effect of ultraviolet, visible and infrared radiation as well as ozone, heat and water spray, to greatly acclerate the effects of outdoor weathering. The radiation dose is measured in kilojoules per square meter (kJ/m2) at 340 nm machine UV wavelength. The irradiance power of the xenon -arc lamp is measured in Watts per square meter (W/m). The scope of work has some inconsistencies concerning the removal of the existing roof coverings. The engineer's evaluation specifies adding a new single ply membrane over the existing built-up membrane. The actual scope of work also specifies installing 2-1/2" of (R-15) insulation over the one layer of roofing which is not mentioned in the engineer's evaluation. However aside from that, the building code requires "New roof coverings shall not be installed without first removing all existing layers of roof coverings down to the roof deck... "& "Where the existing roof has two or more applications of any type of roof covering." Since the roofing is required to be completely removed down to the deck (sheathing), 2012 Washington State energy code C101.4.3 with the Exception: #5 (code sheet provided in the permit documents), where the sheathing is exposed, the insulation shall comply with the code as they relate to new construction. Per Table C402.2, R-30 ci (continuous insulation) shall be required. Revise permit scope of work and provide documents specifying all existing roofing removed down to the roof deck. Verify if insulation exists below the deck and what that R - value may be. Total R -value shall equal R-30 for the roof system.
