Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 4/16/2014. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206-431-2451 to schedule for the next or final inspection. Each inspection creates a new 180 day period, provided the inspection shows progress. -or- 2) Submit a written request for permit extension to the Permit Center at least seven(7) days before it is due to expire. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your extension request is granted, you will be notified by mail. Please address the following comments in an itemized format with revised plans, specifications and/or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (If applicable) Structural Drawings and structural calculations sheets by a registered engineer shall have a current signed stamp -seal. Architectural design sheets and documents by a registered architect shall also have a current signed stamp -seal. 1. Provide notes on the plans to specify exterior wood to be pressure preventive treated wood (PT wood), with exterior grade/rated decking materials. All hardware and fasteners shall be specified as galvanized. (IRC R317) 2. The plans show pier pads place on what appears to be a concrete slab. Structures connected to a building shall be placed on a footing to resist lateral, uplift and sized for load bearing. Pier pads shown are not acceptable per code; unless the deck was no more than 30 inches above ground and the deck are self -supported away from the building. "The columns shall be restrained to prevent lateral displacement at the bottom end." The concrete slab cannot be verified to qualify for a supporting foundation for the deck. Footings supporting a structure shall be no less than 12 inches below finish grade on undisturbed natural soils. Revise plans to show footings placed for supporting post. (IRC R317, R403.1 & R407.1) 3 The guard rails for the stairs and deck show 36 inches high. Handrail height shall be measured vertically from the sloped plane adjoining the tread nosing and shall be not less than 34 inches and not more than 38 inches. Revise dimensions to show top of handrails (not the top of post) meet the required height above the tread nosing and deck finish surface. (IRC R311.7.8) 4. Open risers are permitted provided that the opening between treads does not permit the passage of a 4 -inch - diameter sphere. Provide dimensions for the stair riser to show stairs provided with a riser board or where the stair height is constructed such that the 4 -inch -diameter sphere shall not pass through. (IRC R311.7.5.1) 5. Handrails and guards shall be designed to resist a concentrated load of 200 pounds at the top of the guard. Public utilities operating under the regulations of the utilities and transportation commission in construction, maintenance, or development work incidental to their own business; 4.
