Roof downspout controls direct rainwater leaving the downspouts from a building, preventing flooding or other damage. Examples of downspout controls include splash blocks, dry wells, infiltration trenches, or piping directly to a City -owned storm drainage system. When is a PW review required for roof downspout control? A storm drainage review is required; 1) for new roofs which are 500 square feet or larger; 2) when roof downspouts will connect to the City's storm drainage system; or 3) when drainage impacts to neighboring properties are anticipated. The City's storm drainage system includes drainage ditches, drainage pipes, manholes, catch basins, and other methods to convey storm drainage. If my building needs storm drainage for the roof downspouts, what control shout I %se? Per eking County Surface Water Design Manual, adopted by Public Works in X999; "Essentially, roof downspout infiltration is reauired unless determined to be not feasible or not applicable using the evaluation procedure in 5.1.1, p 5-5." If my project does not need a review, what do I do about the downspouts from my roof? Your downspouts may go to a gravel trench, splashblocks, or other method to handle the rainwater, as long as the method you choose does not cause negative water impacts to neighboring properties. Can I connect the roof drains to the sanitary sewer? No. The storm drainage and the sanitary sewer must be separate for water quality and public health reasons. Can I combine the footing drains and the roof drains? No. The two systems must be separate. If you have questions, please contact a Public Works Development Engineer. Please address the following comments in an itemized format with revised plans, specifications and/or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 1 1x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (If applicable) Structural Drawings and structural calculations sheets by a registered engineer shall have a current signed stamp -seal. Architectural design sheets and documents by a registered architect shall also have a current signed stamp -seal. 1. Identify elevation views as North, East, South and West rather than front, rear etc. 2. The plan shall show a basic existing house floor plan most specifically at the side where the new addition is to be. Specify the rooms adjacent to the new addition and specify if any exterior windows/doors are to be filled in at the new addition. Identify other windows or doors at that end of the existing house. Also specify if the entry to the existing house is existing or a new entry. 3. On the new addition floor plan specify what the rooms are, i.e. bedroom, family room etc. 4. One room is assumed to be a bedroom because of the closet. If the one room (left side) is a bedroom, the windows shall meet egress. Minimum horizontal clear width for egress is 20 inches and 24 inches vertical with a total of not less than 5.7 square feet. Sill shall be not more than 44 inches from the finish floor. Verify the window size for required egress. (IRC R310.1) 5. Revise attic insulation to show R-49. 6. Show an attic access, minimum 22x30 inches, located where minimum unobstructed headroom in the attic: space shall be 30 inches at some point above the access measured vertically from the bottom of ceiling framing members. (IRC R807.1) 7. Code requires anchor bolts shall be embedded a minimum of 7 inches into the concrete, a maximum spacing of 6 feet o. c. with a minimum of bolts and 3" x 3" square washers. The bolts shown, with spacing is ok but not as many are necessary. Washers need to be revised. Revise foundation detail as necessary to reflect the code requirements. (R403.1.6 & R602.11.1) 8. Specify foundation wall width and footing width. Minimum footing width is 12 inches. (IRC Table R403.1) 9. R-10 insulation shall extend a minimum of 24 inches vertically or under the slab horizontally from the wall plate (mud -sill) to provide a thermal break. Specify a minimum of 24 inches width for the insulation. If the foundation is less than 24 inches, the insulation shall be allowed to extend from the top of the concrete wall! then turn horizontally under the slab a total minimum of 24 inches. It is allowed to provide a PT 2x2 at the top of the insulation in lieu of the beveled insulation top. i 10. Provide specifications for exterior wall sheathing and framing materials including wall -stud spacing. Specify fasteners type, size and fastener spacing for all sheathing per prescriptive code requirements. (2012 IRC Table R602.3(1) ) 11. Specify source of heating for the new rooms. 12. Show smoke alarm inside and outside the bedroom and a C.O. detector outside the bedroom. Should there be questions concerning the above requirements, contact the Building Division at 206-431-3670.
