Electrical The electrical scope of work shall include all work associated with a complete remodel. New wall, floor and ceiling mounted receptacles shall be installed. New connections shall be provided for mechanical and plumbing equipment. A new panelboard shall be provided and shall extend from existing landlord electrical gear. Work in the landlord's electrical room shall only consist of new overcurrent protection and new meter as required by the utility company. All new lighting and associated controls shall be installed per local energy code requirements. Fire alarm devices shall be provided per local jurisdiction and mall requirements. Mechanical The mechanical scope of work shall include all work associated with a complete remodel. All existing HVAC units and associated ductwork, piping, controls and accessories to be removed and replaced with new units (air -handling unit, roof —mounted condensing unit and restroom exhaust fan). All new ductwork, dampers, and air distribution devices shall be laid out as well as associated (programmable) thermostats and controls. New refrigerant piping to be installed for condensing unit and routed to interior air -handling unit. All accessories associated with fire alarm controls shall be provided per local jurisdiction and mall requirements ing scope of work shall include all work associated with a complete remodel. Cold water, sanitary waste and vent piping shall be extended to the sales floor for the installation of a new sink. A new instantaneous water heater will be provided for the new sales sink. Waste and vent piping in the restroom shall be extended for the installation of a new floor drain. Other plumbing fixtures (restroom lavatory, associated water heater and water closet) are existing to remain. A cold water line with a water box will be provided at the new water dispenser. A new vent through the roof will be provided for the waste and vent system. Sprinkler heads shall be provided and/or relocated to connect to existing system.
