A proposed new sign for Tiny Computers at Parkway Square was applied for by Dwinell's Visual Systems on 1/31/00. It conforms to the City Of Tuk ila's sign code and also appears to be approved by both Mulvanny Partnership Architects; representatives of the property owners in this matter, and the owners. (See attached Parkway Square Sign Criteria and sign drawing with owners OK on sheet submitted by Jeri Bonifant of Dwinell's.). 400 j t; MIIteK Zo(-(024_?s PARKWAY SQUARE SIGN CRITERIA • General: Signs must conform with the local sign code. Each tenant is responsible for the design, fabrication, installation and maintenance of the signs. Tenant, or that of its Contractor, shall be responsible for the cost of repair of any damage resulting from the installation or removal of Tenant's sign. I. Approvals: Tenant shall submit to Landlord for approval before fabrication, three (3) copies of derailed drawings of Tenant's proposed sign indicating size, layout, design, materials and color of the proposed sign, including all lettering and graphics. A permit shall be sccured by Tenant from the City of Tukwila prior to installation of any new sign. 2. Sign Type: Each Tenant sign shall be constructed of individual letters. "Canned" or "box" signs will not be permitted with exception of existing signs. Illumination may be intemal or extemal. Brightness is subject to approval of Landlord. Suggested illumination is 30 MA if neon, 60 MA if mercury. All tbautrtel letters are on a raceway that will be installed to a 10" channel. It is suggested that the position of the sign be centered over the space, but location may be altered with Landlord approval. 3. Size: The length of the sign will not exceed 75% of the store frontage. It is recommended that height be limited to 26 inches. In the case of upper and lower case letters, a 30" upper case letter with an 18" lower case may be acceptable. 4. prohibited Signs: Flashing and animated signs and A -boards are not allowed. Signs which have a carnival type look, balloons and banners require a temporary permit. The City code restricts the use of these types of signs to ten days and four times per year. 5. Door Window Lettering: White vinyl lettering on glass for the front door will reflect the outside light the best. (2" height recommended for name, 1" for business hours.) 6. Sign Construction: All signs shall bear the UL label and their installation must comply with all local building and electrical codes. The minimum depth of the sign is 5 inches, excluding the raceway and maximum projection is 15 inches including the raceway. Sheet metal or aluminum must be properly primed and painted. Fasteners and clips shall be of non -rusting materials. Exposed wiring is not allowed. The raceway must not exceed the sign length. The raceway must match the building color. Sign Maintenance: Arrangements for illumination outages are to be made at Tenant's expense upon discovery of outage and repairs are to be completed within two weeks. Tenant shall monitor the illumination throughout the lease term. It is recommended that cleaning he done on the channel covers when dirt accumulation is obvious and can be requested by the property manager to be cleaned at tenant's expense. / 8. Existing Signs: Existing Tenant signs will be relocated to the new.akanHel-area. 1:/141-44- i/10' Upon renewal of the lease, compliance to the new criteria for non -conforming signs will be left to the discretion of the Landlord. 9. Directional Signs: Directional signs are permitted and must conform to the local sign code and have Landlord approval.
