NOTICE OF DECISION
This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code (TMC)
18.401.170.
The request for an increase, from 18.37 sq. ft. to 22 -sq. ft. for Computer Surplus at 660 Strander
Boulevard.
This decision is based on the Findings and Conclusions listed below.
BACKGROUND

Request: Approval for a Special Permission Sign, increasing the allowed
sign area. The maximum allowed sign is proposed to be
increased from 18.37 to 22- sq. ft.
Location: 660 Strander Boulevard
Comprehensive Plan Designation: TUC
Zoning District: TUC

FINDINGS
Vicinity/Site Information
The sign being proposed will be located on the south wall of 660 Strander Blvd. and will face directly
towards Strander Blvd. The zoning on the property is TUC and surrounding land uses are commercial.
The exposed building face (EBF) is 367.5 square feet. With the approval of the Special Permission
Application, the wall sign would be 22 square feet (5.9% of EBF) versus the normal maximum of 18.37
square feet (4.9% of EBF).

Decisional Criteria
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required
minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant
to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up
to maximum of 500 sq. ft.
The required front setback in the TUC is 15 feet. The building has a setback of about 60 feet, four times
the required distance.
Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 18.37- sq. ft. for an
EBF of 367.5 square feet. Since the building is setback four times the minimum setback required for the
underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the
required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent of EBF (367.5 -
sq. ft.) is 22.05 -sq. ft; thus the maximum allowed sign area on facade is 22.05 -sq. ft. The applicant is
requesting a sign size that is smaller than the six percent allowed for the wall.
CONCLUSIONS
1. The building is setback a sufficient distance to allow an increase in the wall sign area.
2 The proposed sign area is 22 -sq. ft., which less than maximum permitted for that facade (6%
of EBF -22.05 sq. ft.).
APPEAL PROCESS
This decision may be appealed to the Planning Commission within 14 days from the issuance of this
Notice of Decision. All appeal material must be submitted to the Department of Community
Development. If you wish to appeal this decision, please call the Department of Community

RE: Sign Permit
Dear Mr. Clay:
Upon review of you application for a sign permit, the Community Development Department cannot
approve the permit as submitted.
1. The proposed sign area is too Large. The business in question has a wall area of 367.5 square feet.
The maximum size for this wall sign is limited to 5 percent of the wall area. Thus, the permitted sign
can be no greater than 18.37 square feet. The proposed sign is 40 square feet in area. It is possible to
increase the maximum sign area to 22.05 square feet. This is allowed for each doubling of the •
required setback for the underlying zone. The front setback for this zoning district is 15 feet. Thus,
the building in question must be setback 30 feet to qualify for the increase. This will require Special
Permission from the Director of Community Development. The application material is enclosed with
this letter.

INSPECTIONS
If the sign needs structural review, the applicant or installer is required to call the Building Division at 431-3670 for footing or bracket
inspections. Footing inspections must take place before concrete is poured. Bracket inspections must take place before sign is
installed.
A final inspection is required for all signs when installation is complete. The applicant or installer is required to call the Planning
Division at 431-3670 for a final inspection.
It is the responsibility of the installer to obtain the electrical permit and inspections from the Washington State Department of Labor
and Industries at (206) 248-6630.
(NOTE: IF A FINAL INSPECTION HAS NOT BEEN REQUESTED WITHIN 180 DAYS OF PERMIT ISSUANCE THE PERMIT WILL EXPIRE.)
