The sign as proposed will not meet setbacks for the south property line, between the subject site and parcel 042304-9163, while the ownership of both parcels is the same, they are separate properties and each one has a parcel number assigned by King County. TMC 19.32.070 -"Freestanding Sign -Setback" notes, "Any freestanding sign shall be set back from all property lines a distance at least equal to the overall height of the sign...". I researched our code today and see no way around this provision. Thus, the following options appear to be available: 1) Lower the height of the sign so that is meets setbacks. 2) Locate the sign so that it meets all applicable design standards, inlcuding setbacks. 3) Do a boundary line adjustment between the two properties moving the property line so that there is sufficient setback. I would be open to any other suggestions you might have. On another matter, I noticed that the wall sign has been installed and the permit has not been issued. I am going to complete my review of just the wall sign to ensure that it meets code. But please in the future, permits must be issued before installation of signs. Brandon J.
