Enclosed is a copy of the letter they signed confirming their July 20, 1983 lease and authorizing change of this sign. Also enclosed are 3 sets of Amended drawings for your review. The application as submitted does not meet Title 19 of the Tukwila Municipal Code. The two freestanding signs are currently legally non -conforming. Yet, the proposed work will require that all signage come into conformance with City standards. Section 19.30.030 (B) (1) of the Tukwila Municipal Code, address removal of non- conforming signs, "Application for and issuance of a sign permit that complies with this Code is required: For felocation, re -erection, alteration, replacement or change in any way to a legal non -conforming sign -the structure or sign panel/face/copy..." The application submitted will add new sign panels to both of the pole signs. Sign A will be considered a freestanding sign and the sign must meet setbacks which are one foot from all property lines for every foot in height. The proposed sign A is 20 feet height, thus it must be 20 feet from all property lines. The sign permit application does not have the setback distance listed. A review of the site map indicates that the sign does not meet setbacks. Also the site map submitted appears to be incorrect. Sign A appears to be located on. property owned by Seattle City Light. Please verify the location of the sign. If the sign is located on Seattle City Light property a letter from City Light must be submitted allowing the gas station to use the property. The sign area for Sign A is greater than what code permits. The maximum sign area for Sign A is listed under TMC 19.32.160 (1) and is limited to a maximum of 150 square feet for the total of all faces with no one face having an area greater than 75 square feet. 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • Phone: 206-431-3670 • Fax: 206-431-3665 Sign D is considered a freeway interchange and the proposed sign must meet the standards of TMC 19.32:180. Freeway interchange signs are permitted a total sign area of 250 square feet and no one face may have a frontage greater than 125 square feet. Freeway interchange signs do not have to meet the specific setbacks set forth in TMC 19.32.070. The proposed Sign D will have two faces and have a total square footage of 288 square feet. The site map notes that no changes are proposed to the signage on the food mart building. The pending application will require that the site come into total conformance with the City's sign code regulations, thus please provide drawings and/photos of any existing signs on the building. Please also provide the square footage of these signs. The application as submitted is incomplete and additional information must be submitted.
