The application and plans submitted was for the construction of a new freestanding sign on the property. On March 14, 2005, City staff conducted an inspection of the above property to determine if the permitted work had been completed. Staff found that the work had not been completed and instead a sign panel was added to the existing sign on the property. This work was never approved by the City of Tukwila. The existing sign on the property is a non -conforming sign. The regulations goveming non- conforming signs are laid out in Tukwila Municipal Code (TMC) 19.30. TMC 19.30.030 (B) notes: "Application for and issuance of a sign permit that complies with this code is required for the relocation, re -erection, alteration, replacement, or change in any way to a legal non- conforming sign -the structure or sign panel/face/copy..." Additionally, TMC 19.12.010 mentions: "No sign shall hereafter be erected, re -erected, constructed, or altered, expect as proved by this code and a permit for the same has been issued by the City acting through its Planning Director." The work that has been done has illegally modified a non -conforming sign.
