NOTICE OF DECISION
This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code (TMC)
18.401.170.
Request for an increase, from 139.6 sq. ft. to 193.3 -sq. ft. for two wall signs for International
Academy of Design and Technology located at 720 Andover Park East
This decision is based on the Findings and Conclusions listed below.
BACKGROUND

Request: Approval for a Special Permission Sign, increasing the allowable
sign area for two wall signs. The maximum allowed sign is
proposed to be increased from 139.6 sq ft to 193.3- sq. ft.
Location: 625 Andover Park West, Sign A is located on the south wall of
building six and will face towards Corporate Drive South and
Sign B is located on the east wall of building five and will face
towards Andover Park West.

FINDINGS
Vicinity/Site Information
The applicant is proposing to install two wall signs at 625 Andover Park West. Sign A will be located on
the south wall of building six and Sign B will be located on east wall of building five. The zoning on the
property is TUC and surrounding land uses are commercial. The exposed building face (EBF) for both
walls is 4480 square feet. With the approval of the Special Permission Application, the wall sign would
be 193.3 square feet (4.3% of EBF) versus the normal maximum of 139.6 square feet (3.1% of EBF).

Decisional Criteria
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required
minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant
to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up
to maximum of 500 sq. ft.
The required front setback in the TUC is 15 feet. The south wall of building six is setback 150 feet from
Corporate Drive South, ten times the required setback. The east wall of building five is setback 110 feet
from Andover Park West, 7.33 times the required setback.
Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 139.6- sq. ft. for an
EBF of 4480 square feet. Since the both buildings are setback an amount greater than the minimum
setback required for the underlying zone, the maximum sign area is allowed to be increased 50% for each
doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent
of EBF (4480 -sq. ft.) is 268.8 -sq. ft; thus the maximum allowed sign area on facade is 268.8 -sq. ft.
CONCLUSIONS
1. Both buildings are setback a sufficient distance to allow an increase in the sign area for both
signs.
2. Both of the proposed signs are 193.3 -sq. ft which is less than six percent of the exposed wall area.
APPEAL PROCESS
This decision may be appealed to the Planning Commission within 14 days from the issuance of this
Notice of Decision. All appeal material must be submitted to the Department of Community
Development. If you wish to appeal this decision, please call the Department of Community Development
at 206-431-3670 to obtain a copy of appeal procedures.

Dear Mr. Engel:
On September 21, 2004 the above sign permit application was a submitted to the Department of
Community Development. After a review of the submittal requirements for a sign permit, the above
application is deemed incomplete as of September 27, 2004.
The following items need to be addressed and/or submitted to make the application complete:
1. The exposed building face where the signs will be placed needs to be provided. Exposed
building face is that portion of the wall or tenant space wall area of the building, together
with one-half the vertical distance between eaves and ridge of a pitched roof (TMC
19.08.060).
2. Please show the location of smaller sign on the site map.
These items need to be addressed before the pending sign permit application can be reviewed by City
staff. When you resubmit please provide a cover letter addressing this letter.
Please note that TMC 18.140.070 (E) requires that the Department shall cancel an incomplete
application if the applicant fails to submit the additional information required within 90 days
following notification from the Department that the application is incomplete.

Street frontage of the entire premises where the sign will be located (feet). Generally, only
one freestanding sign is allowed per premises.

installed.
A structural inspection is required for all signs when installation is complete. The applicant or installer is required to call the Planning
Division at 431-3670 for a final inspection.
It is the responsibility of the installer to obtain the electrical permit and inspections from the Washington State Department of Labor and
Industries at (206) 248-6630.
