In the letter you have requested the allowable sign area if E.E. Robins were to lease space to a separate tenant, "All About Weddings". When E.E. Robins located in the building they used the proposed leased space for All About Weddings in order to calculate the allowable signage for E.E Robins on the North and West elevation wall signs. According to the sign permit that E. E Robins attained in April of 2005 (S05-036). The north elevation that E.E Robins would be occupying was 1080 square feet. According to your letter, All About Weddings will occupy 575 square feet of the north elevation, thus E.E. Robins will only have 505 square feet (1080-575=505) The allowable sign area for a business is based upon the exposed area that the business actually occupies of a wall. The allowable sign area for E.E. Robins is now based on the 505 square feet. Using this wall area, the allowable sign area for E.E. Robins is 25.5 square feet and the allowable sign area for All About Weddings would be 28 square feet. The City simply cannot use the sign area that remains after E.E. Robins installed their sign. If E.E. Robins leases the proposed space to All About Weddings, the sign on the west elevation would have to be removed. E.E. Robins no longer has the ability to install a sign on this wall since they will not be occupying the tenant space.
