These signs are larger than the allowable area according to Table 1, Section 19.32.140 of the Tukwila Municipal Code (TMC). The total allowable area for a sign located on the south building elevation, according to Table 1 of section 19.32.140 is 59 square feet. The total allowable area for a sign located on the east building elevation according to Table 1 is 41 square feet. The City of Tukwila allows an increase in sign area upon application for a Special Permission decision. According to the Special Permission criteria, "sign areas provided in Table 1 may be increased no more than 50% for each doubling of the required minimum setback distance for the wall upon which a particular sign is to be placed." However, "in no case shall sign area exceed 6% of the exposed building face area on which the signs are to be placed", according to TMC section 19.32.150. Based on the criteria outlined above, you may be eligible for a sign increase for the sign proposed for the south side of the building, by demonstrating that the setback of the building from the property line on the south side of the building is at least 30 feet. However, the size of the sign as proposed for the east side of the building exceeds 6% of the exposed building face area, and so would not be eligible for a Special Permission decision. If you decide to apply for a Type 2 Special Permission Decision, the following materials are required with submittal of your application: • A $300 permit fee • Plans including the following information: ➢ North arrow, title, scale, and date ➢ Vicinity map showing location and names of adjacent roads > Property lines > Locations of all buildings on site > Dimensioned elevations of building drawn to scale > Elevations, dimensions and materials of proposed sign(s) including advertising copy > Color elevation of proposed sign • Written justification for the requested sign code deviation.
