Request for Additional Information
Dear Mr. Yeung:
The City received a sign permit application for "Airfield Business Park" on June 15, 2006.
The City noted that day that the permit application was ready for pick up, however, based
on a closer review of the sign permit application additional information is required prior to
issuance of the sign permit.
Wall Sign
The proposed wall sign is too large based on the exposed building area .of.the wall.
According to the application, the total area of the wall is 960 square feet. This sign area
would permit a wall sign to be no greater than 43.4 square feet. The application notes that
the sign will be 64 square feet. The size of the wall sign can be increased 50 percent for
every doubling of the required setback, up to a maximum of six percent of the wall area with
special permission from the Director (application enclosed). Thus, if the wall is setback at
least 40 feet from East Marginal Way, the sign could be no greater than 57.6 square feet.
The wall sign must be reduced in size.
Freestanding Sign
TMC 19.32.070 notes that a freestanding sign must be setback from all property lines one
foot for every one foot in height. According to your application the freestanding sign is 1.5
feet from the property line, however the freestanding sign is six feet tall. The site map that
you provide is also unclear where the setback is in relation to the property line.
Planning staff inquired with Public Works on the location of the right of way line at the
property in question and Public Works is under the impression that the property line begins
at the sidewalk, thus the 1.5 foot setback you provide would be correct.
The responsibility of demonstrating compliance with City Code is with the applicant
submitting for a permit from the City. Based on the current information provided to the City,
it must be assumed that the sign will not meet setbacks.

The City also requires that freestanding signs between three feet and ten feet in height be
setback at least 40 feet from the driveway (TMC 1.9.22.040 (3)). The site map provided,
indicates that the sign will be within the site distance triangle.
Conclusion
The City understands that the work being performed is simply a reface. However, the
existing signs are considered non -conforming. As I noted on the phone on Wednesday,
June 14, 2006, when a permit is required the sign must meet all City sign code
development standards.
TMC 19.12.010 notes,
"No sign shall hereafter be erected, re -erected, constructed or altered, except as provided
by this code and permit issued by the City acting through its Planning Director...."
With regards to the non -conforming regulations of signs in the City, TMC 19.30.030 notes:
A. "All signs that do not conform to the specific standards of this Code may be
considered legally non -conforming if the sign was erected in conformance with
a valid sign permit and complied with all applicable laws at the time of the sign's
installation.
B. Application for and issuance of a sign permit that complied with this code is
required:
1. For the relocation, re -erection, alteration, replacement or change in any way
to a legal nonconforming sign -the structure or sign panel/face/copy;"
Next Steps
A. Provide new drawing for the wall sign addressing the, comment raised in the
letter.
B. Provide a site map, to scale that clearly shows the location of the freestanding
sign in relation to setbacks.
