COMMENTS/MESSAGE:
Tukwila has a requirement that freestanding signs that are between 3 and 10 feet in height
may not block vision within 40 feet of the intersection of a street or driveway, see
attached diagram. The photograph submitted with the Advanced Care Dental Center sign
permit does not have enough detail to demonstrate that this requirement has been met.
Please submit a scaled site plan showing the curb line, property line, sign location and
clear vision triangle.

SERVICE STATIONS
FREESTANDING SIGN
Each station is allowed one (1) lighted, double-faced sign with a maximum. area of 75 square feet per side.
The maximum sign height is 35 feet, unless it is within 1,000 feet of a freeway interchange and special
permission for a taller sign is granted. The sign may only be lit during business hours.
WALL SIGN
One illuminated wall sign, which cannot be larger than 20% of the exposed building face to which it is
attached, is allowed for each street frontage.
OTHER SIGNS
Each station is allowed two (2) unlighted, non-portable, double-faced signs not larger than 20 square feet per
side. Permanent signs at each pump island listing the type of fuel, price and service available and signs on
rolling merchandise racks are allowed without permits.
HOTELS
WALL SIGNS
One wall sign which contains only the hotel name and logo, is allowed on each building face. A hotel may not
have more than four (4) wall signs unless it has a restaurant in the hotel building in which case it will be allowed
one (1) additional sign. The restaurant sign will share the area allowed in the Maximum Wall Sign Area
Table, may contain only the restaurant name and must be placed on the ground floor wall.
FREESTANDING SIGN
Hotels are allowed freestanding signage according to the same to the same standards as other businesses.
No signs or sign supports which obscure vision between the heights of 3 and 10 feet within 40 feet of the
intersection of streets or driveway will be allowed.

MAXIMUM HEIGHT •
•
The maximum height of a . freestanding sign is the height of the building it is associated with or 35 feet,
whichever is less. Exceptions are as follows:
• Signs in industrial zones may have a maximum height of 45 feet.
• For commercial sites larger than 10 gross acres, the maximum sign height increased 2 feet for each
additional increment of 5 acres of land. However, it still cannot be taller than the building it is associated
with.
WALL SIGN STANDARDS
Wall sign area is based on the area of the building face to which the sign will be attached. For buildings with
multiple tenants, use only the wall area in front of the space that the business owns or leases. See the definition
of "Exposed Building Face" in the definitions handout.

• Wall sign area may be increased up to 50% for each doubling of the required building setback distance to
the wall on which the sign is to be mounted. For example, if the zone requires a 20 foot setback and the
wall sign will be placed on, is 40 feet from the property line, it would be eligible for the increase. Special
permission is required and the sign area may not be larger than 6% of the exposed building face or 500
square feet, whichever is less
• Freeway Interchange Businesses (eating, lodging and service stations) located within a radius of 1,000 feet
from a freeway interchange, are allowed to increase the height and area of their freestanding sign by 25%
with special permission.
OFFICE BUILDINGS WITH MULTIPLE TENANTS
Tenants in traditional office buildings with a common public entrance, are allowed a total of two signs, with no
more than one sign on any building face. All wall signs on an exposed building face, may share the same sign
area, (calculated according to the table area,) without special permission. Freestanding signs are allowed
according to the same standards as other businesses. Each group of professional offices, may have a
directory, listing the names of the tenants, on-site and a location map. The directory shall be oriented to the
pedestrian on the site rather than the passing motorist.
Multi -tenant office and commercial buildings are allowed signage according to the same standards as other
businesses.
