Dear Mr. Lewis:
The City received your sign permit application on February 15, 2007 to locate a wall sign at
17275 Southcenter Pkwy. The application was deemed complete for the necessary information to
begin review of the application on February 20, 2007.
A review of the application shows that the proposed sign area will not meet the applicable size
provisions for walls signs laid out in the Tukwila Municipal Code (TMC). The exposed building
face (EBF) where the sign will be located is 987 square feet. This EBF area would be permitted
to have a wall sign no greater than 44.48 square feet, thus the proposed sign of 62.29 square feet
is too large.
It may be possible to submit for special permission from the Director to increase the sign size 150
percent of the allowable sign area for every doubling of the required setback, up to a maximum of
six percent of the wall area. The require setback within the TUC is 15 feet. Thus this sign could
be as large at 59.22 square feet. A special permission application has been included with this
letter.
Please revise your sign permit application to address the comments noted in this letter.

Street frontage of the entire premises where the sign will be located (feet). Generally, only
one freestanding sign is allowed per premises.
Height of building (feet). Generally, signs may not be higher than the building with which they
are associated
Size of sign face (square feet). Structural review is required for pole signs with faces 30 square
feet or more in area
Sign height (feet -Inches). Structural review is required for signs 15 feet or more In height.
Distance from closest edge of sign to property lines (feet). Generally, signs must be set
back from -all property lines a distance equal to their height.

INSPECTIONS
If the sign needs structural review, the applicant or installer is required to call the Building Division at 431-3670 for footing or bracket
inspections. Footing inspections must take place before concrete Is poured. Bracket inspections must take place before sign is
installed.
A structural inspection is required for all signs when installation is complete. The applicant or installer is required to call the Planning
Division at 431-3870 for a final inspection.
It is the responsibility of the installer to obtain the electrical permit and inspections from the Washington State Department of Labor and
Industries at (206) 248-6830.
SIGN PERMIT APPLICATION IS VALID FOR 180 DAYS AFTER ISSUANCE.
