You have proposed to install three signs on the proposed building. The City permits two signs per business but only regulates those signs which are discernable from the City right of way and adjacent properties (TMC 19.12.010). It is unclear if the 3rd sign will be visible off-site. If the sign ("A" south) is visible from Southcenter Parkway it would not be exempt from the City's sign requirements. This would bring the total number of signs on the site above the maximum number of permitted signs. Please provide photo -simulations which show the proposed building with sign from Southcenter Pkwy. Please amend your application from three to two permitted wall signs. As outlined in my last letter, the proposed sign "A" south will not meet the applicable size provisions for walls signs laid out in the Tukwila Municipal Code. A review of the application shows that the proposed signs exceed the applicable allowed sign quantity for walls signs laid our in the Tukwila Municipal Code (TMC). TMC 19.32.140 allows only two wall signs per business with no more than one wall sign per business on any building face. If a business utilizes a freestanding sign, only one wall sign is allowed. Please update your sign permit application with one of the three requested wall signs removed. A copy of our sign code guideline is included. In addition, the application shows that the proposed signs "A" north and "A" south will not meet the applicable size provisions for walls signs laid out in the Tukwila. Municipal Code (TMC). The exposed building faces (EBF) where the signs will be located are 3184 square feet. This EBF area would be permitted to have a wall sign no greater than 114 square feet, thus the proposed signs of 133 square feet are too large. If you choose to retain either of these signs, TMC 19.32.140 does allow the maximum wall sign size to be increased 50 percent for each doubling of the required setback, but the size of the sign may not be greater than six percent of the exposed building face. The property is currently zoned Tukwila Urban Center (TUC), which has a front setback requirement of 15 feet. Thus, in order to qualify for the increase the building must be setback a minimum of 30 feet. There are two options available to meet our size requirement, 1) submit for a wall sign no greater than 114 square feet, or 2) since the building is setback at least 30 feet from Strander Boulevard, submit a Type II application to have the sign area increased. The application is enclosed with this letter. The size of the sign on the east wall is acceptable as it is currently proposed.
