Dear Mr. Lamb:
The City has received your sign permit application on May 31, 2007. The sign permit
application was for the reface of an existing freestanding sign and installation of a wall
sign at 12470 Tukwila International Blvd (TIB).
The wall sign meets the applicable provisions of the City's sign code. However, the
freestanding sign, as currently proposed does not meet the City's code requirements.
As has previously been noted, the freestanding sign was considered a "non -conforming"
sign. The sign was permitted to remain, however strict limitations limited what could be
done with the sign. Under TMC 19.30.030 if a reface is proposed to a non -conforming
sign, the sign must be brought up to current standards.
The sign does not meet the setback provisions of TMC 19.32.070 which requires that all
freestanding signs be setback one foot for every foot in height. The plans provided
indicate that TIB contains 80 foot of right of way. However, a review of City documents
indicates that the right of way is 100 feet wide. This means that the sign is only setback
three feet from TIB and thus does not meet code.
Your options are as follows:
1. Lower the sign so that it meets the setback provisions of one foot for every foot in
height.
2. Relocate the sign so it meets setbacks.
3. Remove the freestanding sign. The site would be eligible for a second wall sign.
The wall sign would have to be located on a different wall face than the existing
wall sign.

enforcement action is still pending on this site and the code enforcement violation will
not be closed until permits are issued.

I have pulled up some plot plan boundaries from King county records. As you are
aware the city of Tukwila has requirements for sign set backs. I was not able to
get plot plans from the city.

and etc. for the sign requirements.
I have provided some drawings of the subject property and have included the
County records information. You have over two acres of land The building was
built in 1936 and a new apartment addition in 1971.
The second building sign was removed two weeks ago as per city code
requirements. I Also measured the remaining sign sizes and it appears that you
are in compliance.

Specifically:
Two wall signs and a pole sign have been installed at this location without
any permits being issued. Permits are required for all permanent and
temporary signs. Additional requirements apply regarding number of
signs, their locations and their size. Please contact Brandon Miles, 206-
431-3684 for additional information.

If you have received this Pre -Notice of violation(s), the City has determined that a violation exists on the
above property. In order to bring the property into compliance, you must complete the corrective action(s)
above by the compliance date indicated. If you fail to take the corrective action above, the City may issue a
civil infraction or a Violation Notice and Order, pursuant to Tukwila Municipal Code 8.45.050. You may be
fined penalties of up to $250 per day per violation for each day that the violation exists, under the provisions
set forth in Tukwila Municipal Code 8.45.100(a)(1).
Property owners may be granted extensions due to extenuating circumstances. Please contact the Code
Enforcement Office to discuss this further.
