As proposed, your application does not meet the City Of Tukwila sign code (TMC 19.32.140). The size of the proposed signs exceeds the allowed size for wall -mounted signs. In calculating the size of the sign, the white oval backer is considered part of the sign and included in the measurements, totaling 35.6 sf. With the backer removed, the signs at 16.2 sf, would meet our code. From the information provided, I cannot accurately calculate the actual exposed building face of the building where this sign will be located. To illustrate your options, I am estimating a range between 350 and 508 sf which gives you allowable signage between 17.6 and 25.32 sf. City of Tukwila sign code (TMC 19.32.150) will allow you to apply for an increase in the allowable sign area of up to 50% for each doubling of the required setback. Setbacks were not included in the plans you submitted but it appears from the plans that this will be an option on the west side of the building only. A 15 foot setback is required in the Tukwila Urban Center where this site is located. However, this increase is limited to 6% of the exposed building face on which the sign is placed. I will need additional information to calculate the exact building face but using the above exposed building faces you would be allowed signage between 21 and 30.5 sf which means that the signs, as proposed, are still too large. Please amend your application to reflect these considerations. I am including with this letter an application for a Type II decision to increase the allowable sign area for increased setbacks.
