As proposed, your application does not meet the City Of Tukwila sign code (TMC 19.32.140). The size of the proposed signs exceeds the allowed size for wall -mounted signs. In calculating the size of the sign, we include all of the space between the letters. From my calculations using the dimensions you provided me, you are proposing a wall sign on 236.5 SF on a 4676 SF exposed building face. City of Tukwila sign code (TMC 19.32.150) will allow you to apply for an increase in the allowable sign area of up to 50% for each doubling of the required setback up to 6% of the EBF. Per table 1 of TMC 19.32.140, the standard allowed sign area would normally be 143.5 SF for an EBF of 4676 SF. Since the building setback is 77 feet (5.1 times the minimum setback required within the TUC zone), this application qualifies for review as a Type 2 decision. Six percent of the EBF for this building is 280.6 SF. The proposed sign area is 236.5 SF. I am including with this letter an application for a Type II decision to increase the allowable sign area for increased setbacks.
