The wall sign identifying Foster Creek II Apartments is approved and the sign permit is enclosed. The proposed "Leasing Office" sign does not require a permit as an internal informational sign but is required to meet code. According to TMC 19.22.040 Internal Informational Signs: Freestanding Signs -Restrictions the following code must be met: 1. Freestanding signs shall not exceed an overall height of five feet above average grade of adjacent street or driveway, unless otherwise approved by the Planning Commission. 2. The message conveyed by a freestanding sign may be located on a background not to exceed four square feet. A double-faced sign may not exceed eight square feet. 3. Freestanding signs which shall obscure vision between the height of three and ten feet of the street or driveway grade shall be set back at least 40 feet from the intersections of streets and driveways. 4. All freestanding signs shall be located in a landscaped area or on a decorative base, unless otherwise approved by the Planning Commission. TMC 19.32.070 requires "any freestanding sign shall be set back from all property lines a distance at least equal to the overall height of the sign..." Please amend your application to demonstrate that the proposed "leasing office" sign will meet code. Provide sign schematics to illustrate the required reduced sign size; provide an illustration or photograph to show the required landscaping and grade at installation; and illustrate the location, set back and orientation of the sign to the property lines.
