Dear Mr. Adan,
On December 30, 2008 I conducted a final inspection of the subject property and noticed that there were several
violations of the City's Sign Code.
There are two portable signs on the Zam Zam Fresh property which must be removed because they are not allowed
according to the Tukwila Municipal Code 19.28.010 which states "The following signs or devices are specifically
prohibited: Portable signs or any sign which is not permanently mounted, including sandwich or 'A' boards."
Please note that placing signs on sidewalks or within the City's Right of Way may subject the signs to immediate
removal by the City without warning.
In addition, there is a Key Bank sign on the north side of the building that must be removed because permanent off -
premises signs are prohibited per TMC 19.28.010. When you submitted for your sign permit application you
indicated that there would only be one wall sign on the building.
All prohibited signs must be removed from the site before the final inspection for sign permit #S08-060 can be
approved. This sign permit will expire on January 21, 2008 if the signs are not brought into compliance. If the sign
permit expires, you will need to submit a new permit application and the required fee.

Thank you for your application for a permanent sign in the City of Tukwila. The City of
Tukwila has reviewed your resubmitted plan for signing your development at the site on
15006 Military Rd South and a determination has been made.
According to the dimensions of 20' X 12' provided your exposed building face is 240
square feet. Following the sign code regulation in Tukwila Municipal Code [TMC]
19.32.140 — see enclosed copy of this section of the code — the maximum permitted sign
size that could potentially be installed on this building face is 12 square feet [.05 X
240/sq ft= 12/sq ft]. According to the revisions submitted of an 8' X 3' proposed sign
size - 24 square feet — your potential sign is double the allowed size. Accordingly, if you
wish to install a sign that is 24 square feet you would need to install it on an exposed
building face that is a minimum of 480 square feet. Otherwise you will need to resize the
sign and resubmit a revised set of plans to the city. Please resubmit your plans with a
picture of the wall in which you wish to install the sign with exact measurements
provided. Also include some format of drawing of the proposed sign — with exact
dimensions — that you wish to install as well.
Again, please remember that if you wish to install any sign on this site the current
freestanding pole sign must be completely removed. The entire site must be brought into
compliance with our current code, meaning you must completely remove the existing
pole sign referenced here before a permit can be issued.

Mr. Aden,
Thank you for your application for a permanent sign in the City of Tukwila. The City of
Tukwila has reviewed your application for the reface of the existing freestanding sign at
the site on 15006 Military Rd South and a determination has been made.
While the sign may have been permitted originally when the site was constructed in
1975, it is no longer legally conforming to our current sign code regulations. The sign
cannot be refaced because it is considered a non -conforming structure. Currently, our
sign code regulates freestanding signs by sign face area and setback from property lines.
Tukwila Municipal Sign Code [TMSC] section 19.32.070 "Freestanding Signs —
Setback" states, "Any freestanding sign shall be set back from all property lines a
distance at least equal to the overall height of the sign [..]". This means that if a sign is for
example 10' tall the base of the pole of the sign must be setback at least 10' from the
property line. The current freestanding sign sits directly on the property line for this site
[see enclosed aerial photo] and therefore cannot be permitted to be refaced.
If you wish to install a freestanding sign on this site the current sign must be completely
removed. Since the current sign cannot be used for signage on this site you may modify
your application to install a wall sign or place another freestanding sign on this site
without paying any additional fees. However, if you do wish to install any sort of sign the
entire site must be brought into compliance with our current code, meaning you must
completely remove the existing pole sign referenced here before a permit can be issued.

Division at 431-3670 for a final inspection.
It is the responsibility of the installer to obtain the electrical permit and inspections from the City of Tukwila Permit Center at
(206) 431-3670.
