NOTICE OF DECISION
This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code (TMC)
18.401.170.
The request for an increase, from 129.8 sq. ft. to 144 -sq. ft. for NC Machinery located at 16711
West Valley Hwy.
This decision is based on the Findings and Conclusions listed below.
BACKGROUND

Request: Approval for a Special Permission Sign, increasing the allowed
sign area. The maximum allowed sign is proposed to be
increased from 129.8 to 144- sq. ft.

FINDINGS
Vicinity/Site Information
The sign being proposed will be located on the eastern facing wall of 16711 West Valley Hwy and will
'face directly towards West Valley Hwy. The zoning on the property is C/LI and surrounding land uses
are commercial. The Green River is located west of the subject site, however the proposed sign will not
face'towards;the River. The exposed building face (EBF) is 3,990 square feet. With the approval of the
Special Permission Application, the wall sign would be 144 square feet (3.6% of EBF) versus the normal
maximum of 129.8 square feet (3.25% of EBF).

Decisional Criteria
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required
minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant
to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up
to maximum of 500 sq. ft.
The required front setback in the C/LI is 25 feet. Due to the angle in which the building sites, the building
has a setback from West Valley Hwy that varies from 40 feet at its closest point to 140 feet at its furthest
point. The sign itself will be placed on a space of the wall that will give it a setback from West Valley
Hwy of 124 feet.
Per Table 1 of TMC 1.9.32.140, the standard allowed sign area would normally be 129.8- sq. ft. for an
EBF of 3,990 square feet. Since the wall sign setback is setback almost five times the minimum setback
required for the underlying zone, the maximum sign area is allowed to be increased 50% for each
doubling of the required minimum setback up to 6% of EBF or 150 sq. ft., whichever is less. Six percent
of EBF (3,990 -sq. ft.) is 239.4 -sq. ft; thus the maximum allowed sign area on facade is 150 -sq. ft. The
applicant is requesting a sign size that is smaller than the allowable sign area for the wall.
CONCLUSIONS
1. The wall sign is setback a sufficient distance to allow an increase in the wall sign area.
2 The proposed sign area is 144 square feet, which less than maximum permitted for that
facade of 150 square feet.
APPEAL PROCESS
This decision may be appealed to the Planning Commission within 14 days from the issuance of this
Notice of Decision. All appeal material must be submitted to the Department of Community
Development. If you wish to appeal this decision, please call the Department of Community Development

The City of Tukwila has completed reviewing the above permit application. The application is
for the installation of wall sign at 16711 West Valley Hwy South. The wall sign will have an
area of 144 square feet and will be located on a southeast facing wall of the building.
A review of the proposed sign indicates that the sign exceeds the area requirements specified in
Tukwila Municipal Code (TMC) 19.32.140. According to the information you provided the wall
where the sign will be located has an area of 3,990 square feet. Thus, the permitted area of the
wall sign cannot be greater than 129.8 square feet. You may be eligible to submit for special
permission from the Director to increase the sign area 50 percent for every doubling of the
required setback. The commercial/light industrial zoning has a required setback of 25 feet so it
appears that you will qualify for the increase. Please note that in no case shall the sign area be
more than 6 percent of the wall area or 150 square feet, which ever is less.
Also, before any further review of the permit application takes place you must pay the permit fee
of $125.

installed.
